An ambient temperature startup uses a much richer fuel mixture than the mixture utilized in a hot engine. Inevitably and unavoidably, some of that fuel passes the rings and ends up in the oil. Until the engine gets much hotter than just 5 minutes of running, this increase in fuel is essentially a contaminant in your Oil Analysis. Run that puppy on the highway at a decent speed for a while (30 minutes?) prior to sampling, and you may find your fuel % drops significantly compared to a 5 minute "warm up" before sampling.
