I have been solely renovating my daughters new to her 1880 farm house in the Minneapolis area. It has been six mouths so far with me only taking off 8 days total in 6 months while working my day maintenance job. I have re-plumbed, done a complete rewire from knob and tube, re-panel and redone the whole service entrance with disconnect and all copper. Stayed with 100 amp since I did a KVA of the needs of the house even with her 3D printing business and new A/C unit and 96% new furnace. Her KVA figures said she needed 70 amps. I went with all copper and dumped the #2 aluminum wire only speced for 82 % full amp use in residential. Going with a #3 copper service entrance wiring lets her use 100 amp fully use. (gas stove/gas H2o) The bathroom is still gutted till I get all the wiring done. Still have to white oak subfloor and try to get the toilet full lead 90deg base that is somewhat damaged. I have high hopes Vikrel poly urethane caulk will be there for the win with a week dry time before use to full dry. A PVC main stack was just not in the books as I already used some of my retirement money getting her house up to snuff. She will have to save for the PVC down the line as this is really all that is left and there are 2 stacks in one is miss matched with 75 years of house settling, other wise I would of pvc the 90 but it would be too low to keep the horizontal run's water and #2 flowing. We still very well may have issues and be forced to redo it when the real world use starts in 3 months. Everything is wired except ALL the bathroom common stuff w/3 way switching and her bedrrom with 3 way switches. Still waiting for a panel approval this Friday/Monday so the power company can re-hook me up. ALL permited by the way. My only concern was electrical for permiting for insurance reasons. Could careless about plumbing permit. But, I did not want pissed off inspector slowing down electrical so I told my daughter it's going to all be permited so you will need to belly $1,000 worth of permits ASAP because I am putting my money into the house stuff. She has a new biz opening up with some good money coming in almost gauranteed. so 90% I will get my retirement back within 3 years "I hope" ( roll the dice). 3 more months a head of me. to her and my wife's shugrin. The nice thing to see was Redfine who scrapes city permits increased the house's value $105,000 since she bought it 6 months ago.

For all the work you're doing / you've done, you should claim 2 or 3 rooms and rent them out.
Also, call a food franchise company and have them install a counter!
Just maximizing your cash flow here.
