After so many heat Cycles tires will have a lot of tread potentially but start to get hard, then the ride starts to get annoyingly rough.
When it comes to a nice bouncy acoustic ride I'm not a rubber piker, tires are gone once they get hard and they start to lose the acoustic resiliency and handling.
But I learned that from riding sport bikes for 35 years and when you smoke a tire on a track day they get so hot they never come back to normal.
That's why take offs are a dime a dozen car tires as well.
35 to 40K is what I would expect on any set of tires. But I live in hot climate and like fresh rubber, just like I like fresh oil.

I have Pilot Sport PS2s on my B5 S4 that were installed I think in 2010. I don't drive the car, but I can tell you when I look, I don't see dry rot. I will need to replace them, but I have things to do before I can really drive it like registering it again, then trying to pass inspection and then it will be fair game. Lots of other repairs needed to like a blown turbo, I think possibly bad cats, UCAs are shot all around, front bumper is cracked and god knows what else...
Some countries include inspecting the tires dates with vehicle inspections. And anything over 6 yo will not pass inspection.

10 years in hot climate is actual longer than any tire should be used in hot climates. Other tires may look better after 10 years in Florida, but they can be dryroted inside.

Every 10C you go up in temperature, reaction rate basically doubles. So living in a hot area will cause things like oxidation to happen at a greater rate. Ten years is really great for your tires. I have had Michelin Cross Climate 2 tires on my VW All Track now for about four years/26000 miles and have no cracking and no dry rot visible. But I live in PA and keep my car garaged and out of the sun.
