Please explain "Typical Properties"

Typical properties is kind of like a disclaimer, meaning the properties of the oil can vary slightly but those are the "typical" physical measurements of the finished product. Is that what you were asking?

Yes,but what do they mean? Like flash point,pour index,etc.

CCS and MRV are cold weather specs. The CCS test will give a good idea of how the oil will behave when you're cranking a cold engine. The MRV number tells how easily the oil will pump around the engine immediately after start up. Those particular numbers are interesting for the 5W-20 and 5w30 oils. The 5W-20 oil provides easier cranking and starting (no big surprise), but the 5w30 oil will be easier to pump around the engine after that same cold start.
