Great news! The house is really taking shape now. How is the schedule? The next fun part is watching the interior come together and getting to walk through the rooms.
 
The framing of the interior is 98% complete. I have to do the fireblocking and some engineering that will take me about 3 days to complete. I have the mechanical rough-ins scheduled starting next week so things will progress quick. I am hoping to get the shingles installed in 2 to 3 weeks.

I have been working 10-12 hour days on this home. The last day I had off from it was probably 2 weeks ago. Things are getting done and it makes the hard work worth it.

The schedule looks to be about 2-3 weeks behind. We are working on tightening that schedule up and bringing the budget more in line.

Since I have been free of the roof work I have put 7 pounds back on in a week and a half.

A: How is it going? Where are you at on your house?

I was thinking about you this weekend. My dad scheduled a visit and we spent 4 days out in this heat building a porch. The girls were busy staining the front porch. It was HOT! Drank lots of water. As soon as I wrap up the railing on the porch I'm going to start finishing my family room. Next will be screening in the back porch. I have 10 years worth of projects on a NEW house.

The home is coming along nicely! Roof is loaded with shingles as you can see from the pictures. The roofers just installed the metal yesterday and will start shingles on Saturday.

We had some issues with the roof supplier loading the shingles improperly and them sliding off the roof.

I installed plenty of tow boards for them to stack from the tow boards to ridge. They decided they were going to do it their way which was on the ridge and on the hip. Wrong! They had to come back out and restack and they still didn't quite do it right!

My electrician just missed getting killed from 5 bundles sliding off the roof prior to them being forced to restack. Unbelievable! Its amazing that people can be so stupid. You explain ahead your expectations to keep things safe as well as protecting the integrity of the building and its like you are talking to a wall.

My trades are all aware to stay away from perimeter or use extreme caution until the roof is complete.

Sounds like you are having fun in the new home. I can't wait!

I will take some interior pics this weekend after we clean up. My electricians are doing the rough-in so things are messy.
 
Home is coming along! The electricians will finish the rough-in Monday. The roofers should start today unless I get in a argument with them about various details as well as bundles sliding off the roof. I don't want to do the shingles so I will be as diplomatic as I can be.

I could plant a chair up there and watch them, but they will probably throw me off the roof.

I am almost done with interior framing and will fur the ceilings with 1x3's where necessary.

The insulation, drywall and stucco will be starting in 2 weeks. This week I will be installing windows and entry doors. It will take about 3-4 days to complete the window and door installation.

It was fun installing that 1x6x16 fascia by myself. I primed all of it with a bonding primer prior to installation. All joints, miters were caulked before mating them to prevent end grain moisture absorption.

I thought the roofers were going to either fall off the roof or get heat stroke. It was extremely hot!!!!
The shingles are charcoal blend, Timberline 30.

Electricians are done with rough-in. So all mechanical, electrical and plumbing is ready for drywall.

I am 50% done with window installation. It took Simonton 5 days from order to delivery. Thats fast! That is windows made to order.

I really like these windows.

I spent all day today drilling out holes to secure windows. I am using 3.75 inch by 3/16 tapcons that go through window jamb, 3/4 borate buck strip and about 1.5-2 inches into concrete. So I have 23 windows at 10 screws per window equals 230 screws!

I've finished my side porch and have moved inside. I'm working on my family room now. It is in what was supposed to be the garage. I'm framing in a closet and pantry. I plan to do all the work except hanging sheetrock and installing carpet. Sweating in equity.

The kids helping you D? Sounds like you have the after the move-in, continuation project. I will more than likely be doing the same thing as you for at least 6 months after moving in my home.

I am having the time of my life building this home. What a great experience and everything is turning out better than expected at this point. It gets scary and overwhelming at times, but what an experience.

Oh,,,We set that huge picture window that overlooks back yard at the rear porch. The window measured 73x73 and weighs about 200 lbs.

The wife tried to help set it, but it was beyond her ability so the neighbor helped out. What a monster window!
 
I'm doing it alone mostly. I have a daughter that likes to build with blocks but she is only 20 months old.

My dad and brother helped me build the side porch though. I'm working on the family room now. Then I'll screen the back porch and start finishing the basement. This doesn't even count all the landscaping I need to do. I have 5 years of projects!

I'm enjoying it though.

I know what you mean about needing help on the big stuff. My wife is small and not able to assist much. Most times it isn't how strong you are but the added weight of being male. I outweigh my wife by 90lbs.

Where are you at in the building process now? My wife & I are building our 1st house. Like drm7, we hired a GC that charges 10% on a cost plus basis. However, his 10% of budgeted build cost will never increase no matter how much we go over. His commission will decrease though if we come in under budget.

Why did you choose the GAF 30 year shingles with a 70 mph wind resistance vs. say, CertainTeed 50 year shingles with a higher wind resistance, better warranty, and supposedly just better overall? As for me, we chose Owens Corning Oak Ridge Pro 30 AR, driftwood. The hail damage around here will ruin shingles. The $ jump for 40 or 50 year shingles is not worth it to me. Just wondering about yourself.
They will start installing the shingles next Tuesday.

What doors did you get? We bought Therma-Tru Benchmark from Lowe's for the fiberglass entry & 4-door patio unit. We used Reliabilt from Lowe's for the steel garage side entry door & basement double-door unit. They arrived yesterday. Hopefully they will be installed tomorrow. We're just waiting on the windows now.

You found a GC that won't charge 10% on the overruns? That is nice! I only went over with my GC by $17,000 but that is still around $1600 charge by the builder. I used his money so I guess it's fair. He only took 2 draws for $100k each and floated me 6 months so I think I did OK.

The roofing was chosen on a regional basis and budget. Its easier to get the GAF here. I really like the looks of the GAF Timberline Series. The 70 MPH rating is for the warranty by the manufacturer. Chances are it will not blow off it will wear out in 15-20 years. I almost bumped up to the 40 year, but just didn't see the cost benefit.

My exterior doors are fiberglass with the solid PVC jambs, Jeld Win. Therma-Tru have the PVC jamb?

I installed all my windows and doors. I went through about 300 screws, 3.75 inch tapcons, concrete drive screws. What a bear!!!

My insulation was installed Tuesday. Hopefully, they will start the drywall in the next day or so.

I am so glad I didn't wait to build it later in life like I planned. It would have literally killed me!
 
Therma-Tru jambs are composite. They arrived Wednesday & will be installed this coming Wednesday, 9/6. The windows came in Friday & will also be installed Wednesday. We had to get the 6-9/16" extended jambs. Setting the windows would be a good job. We have 3 decorative ODL windows with tempered glass for the master bath that measure 4' x 4'. They will be pretty heavy.

I understand abou the local availability of products. I have been looking at CertainTeed insulation but can't really it around here. Heck, I went to my 3rd choice for housewrap b/c folks didn't have it in stock & couldn't really get it. I first tried R-wrap from Covalence Coated Products, then Typar made just a couple hours north of me in Tennessee (direct competitor to Tyvek), and then had to settle for Tyvek b/c it was in stock locally. However, I had to go to another supply house to get the last 2 rolls!

I have never built a house or even seen one built (up-close that is). That's why we paid a GC to build it with everything the way we want it. We wouldn't know which contractors to call & he gets much better prices than what we would have received.

When is the projected finish date now? I would guess after Thanksgiving but before Christmas.

What material, brand, and R-factor insulation did you use? Did you use batts or blown-in?
 
In my professional experience, Therma-trus are junk, no matter what you do to them, they never seem to last more than 5 years, the steel clad ones are the worst, fiberglass ones seem to be a bit better but they seem to get chalky. but they may fair better in the south.

The sooner we get done the better! I am looking at the schedule now and it looks like I am 3rd week in November. That time frame is about 6 weeks later than my original date. When is your move in date?

Certainteed for insulation. They are using batts in vaulted areas and the rest will be blown in. 30 in the ceiling.

I never use wrap for buildings only 30 lb. felt.

I have never used Therma-Tru so I can't comment. The Jeld-Wens they sent out, 3 of them, 2 need to be replaced!

They bored the holes screwed up and the hinge mortises look like a local handyman did it! I they also installed the glass insert 3/8 out.
 
You put 30# felt on the exterior walls are on top of the decking or both?
We put 30# felt on top of the decking.
I hope that we close by Christmas. I think we will lock in our interest rate next week.

Hopefully, we will have good luck with the Therma-Tru doors. I didn't realize they weren't too good. We didn't get the clad though. My builder had not used them before & had not really heard one way of the other. What brand(s) do you recommend for fiberglass & then also for steel exterior doors?
 
I hope the Therma-Tru are OK. That is what my builder put on the front door. It is a fully covered porch so it won't get much sun or rain. I just finished staining and sealing it. We got the wood grain insulated fiberglass. I don't know much when it comes to which materials are better than others. Kind of had to go with some of what the builder recommended.

Well the rockers are there ROCKIN with 275 sheets of 4x12. They anticipate being done by Tuesday or tomorrow. I will take some pics tonight!

felt on the walls is just asking to have your building rot from the inside out. once it gets wet it stays that way.

truth be told, we don't do a whole lot of fiberglass doors.. most of the time it's either a steel clad thermo-junk (all they want to pay for), real 16ga commercial steel doors or something really nice like a pella or a marvin. I don't work much on the residential side of things anymore (mainly because I hate it), so I mainly deal with the commercial doors (beit steel, gypsum cored wood fire doors, or recently these really horrid masonite vaneered doors).
