I am not sure whether I will do a thread on this process or not since it will be ongoing for about a year, but if there is enough interest I will do regular updates and take pictures to show the progress. We are the Owner/Builder.


The home and its location:

Some brief details about the home and location. The home will be a modest size 3300 square feet under roof and 2150+- heated area. The home will be situated on about 57000 square foot lot or about 1.3 acres. Its located within a nature preserve and equestrian community. Some wildlife that is common to the area includes, black bear, florida panther, gopher tortoise, eagles, deer, woodpecker and bobcats. Its elevation is about 160 feet above sea level.

The project:

The architect was retained in June of 05 to draw a Craftsman Style 3 or 4 bedroom, 2 bath, 3 car garage with large porches front and back. The home is designed so that it will fit within its surroundings and give you the feeling of being one with nature. This is done by the introduction of an abundance of windows as well as an extra large covered porch area that overlooks the horse trail to the rear of the home. The home will be constructed of concrete block covered in a sand finish stucco. All exterior millwork will be done using the native, Florida Cypress topcoated with a white sealer and 1 or 2 coats of acrylic latex. The exterior porch ceilings will be a 1x6 cypress or southern yellow pine stained in a white pigment.

The interior millwork schedule will include 5.5 inch baseboard and shoe mold, 3.5 inch casing around doors and all windows/transoms. This material will be a hardwood poplar painted with 1 coat of Benjamin Moore enamel underbody and 2 coats of Impervo Enamel. The cabinetry will be handcrafted and species used will be a combination of Curly Cherry, Maple and select other solids and veneers. The color will be my custom mix micronized dye to allow full effect. The finish will be a catalyzed lacquer in a satin sheen. The flooring will be either red oak or white oak with the factory applied finish on a full 3/4 strip solid. The bathrooms, kitchen, breakfast nook, laundry and entry will have ceramic tile. Carpet will only be used in bedrooms.

Cost breakdown:

Lot $82000
Building $165000+-

Total $247000

If the home were to be built by a higher end custom home builder it would be about $380000 to build plus $82000 for the lot.

Total $462000

The net savings to me is about $215000 to build this myself.

So far:

Survey is completed. Architect just finished revision #2 since a bearing wall was not drawn in the plans. The new set of plans I reviewed, but still have flaws. We will submit plans to health department and the county this week. About 4-6 weeks out until I get Notice of Commencement and start clearing the pad, hopefully.
 
I would be very interested in this project. I've been thinking about doing someting like this only on a much smaller scale. Keep us posted.
 
Will wait for the pictures... I have two questions if I may...

How about the share of the architecture and planning on the costs? And secondly... Can you build a house in a "nature preserve", is this possible, may be some special codes for the plans?
 
I don't get the low price for the lot, the building in a preserve, the cheap per sq ft price, etc....in Florida? This is simply not possible in our state. The permiting alone for a properly zoned lot would be over $30,000 here.

Ikeep, the architecture, permits and impact fees will be about $10,000. It is 1 acre minimum in the subdivision and they are strict about keeping trees and disrupting the wildlife as little as possible. Lots of dra's or 1+ acre tracts that can't be built on. dra is equal drainage ditches. This subdivision is over 10000 acres.

Pabs, the lot could have been bought in 2001 for $10,000. The same lot now fetches $110,000 at least. The lot next to me is exact same size for $150,000 at list price. Strict regs for building in the location.

Resales in the subdivision are $230,000 to over $1,500,000. Still reasonable. Average sale is about $350,000.

The cost for me to build is cheaper since I will be doing a good chunk of the costly stuff. This in essence will be my job for the next year once I start building.

Don't have any choice in the matter building codes are very strict. Actually I believe they have overdone it. My entry doors for example have to be approved by the state before they can be used. I was planning on building a mahoganey entry door with a transom. The door would be solid mahoganey machined and milled in my shop not a mahoganey veneer with inferior core like the state approved. My jamb would be mahoganey and not fingerjoint pine like what is sold out there. I can't use my door since it isn't approved. Oh well you get your tradeoffs. Less work for me!

This will be my job. I will pay myself if needed. I will finish up what customers I have in the pipeline then the rest will be on hold for 6 months to 1 year. Essentially I will be the customer. I will take any luck you dish me though!

Submitted site survey to health department. The county will get plans Wednesday. Looks like a realistic ground breaking will happen in late March.
 
Thanks for the tips! I will be getting copies of the subs insurance and license. The lien waiver is a must.

I would upload the floor plans and elevations to Photobucket, but they are PDF files and I forget how to change them to JPG.
 
Plans have been submitted after 3 corrections to the plans. In other words I have 3 seperate sets of plans so 2 sets will need to be destroyed at a loss to me of about $65. So it took 8 months to get plans completed from Architect.

8 months for house plans? Ouch.

Hopefully that link will work. Its pretty much what we are doing with slight modifications. I only have the initial PDF from the designer and modifications were not sent by email, but this is it.

Its a craftsman style home with simple lines. We wanted the beauty to show up naturally and not have alot of extra bump-outs and complicated designs. Normally complex designs and features lead to complicated problems down the road such as water intrusion. I've Seen that in numerous Multi-million dollar homes and don't want any part of it.
