Am I overthinking 120,000 miles?

Depends upon how the piece was used and maintained.
If it comes from a large fleet it will probably have had regular maintenance.
If it comes from a soul prop maybe not so much.
A lot of guys use their work vans hard and aren't real good about maintenance.
120K on a clean and decently maintained vehicle is nothing while on one that's been badly abused and poorly maintained it's at death's door.
The constraints of your HOV would seem to limit you to something small.
How about a passenger minivan with the seats removed?
I’m assuming it came from a large fleet all the maintenance was done according to Carfax. It looked like a supervisor vehicle. It’s completely spotless.

Okay, so now you just need to get seller down to a more reasonable price.
Hit them with an offer you know is less than what they'll take and let them come back with something more reasonable.
This is how vehicles are bought and sold and it has been so for about as long as they've been bought and sold.

I agree with you, I tried at a couple other dealerships which I found a van and they wouldn’t budge on the price

If you wave cash at them, they'll budge.
Of course they want the earth, moon and the stars.
They also want to move inventory and they'll make enough on a lower real offer on a unit they probably bought at auction that they'll deal even when they say they won't.
Do a little research on what the thing is really worth.
Macarose can help you with this as well as in locating a vehicle.
You might DM him and see what he can do to help you. If he can find something suitable at a reasonable price, you'll pay him a markup for his services, but he has a lot more reach in looking for things than you or I.
He's also a very straightforward and honest fellow to engage with and is totally transparent in the markup he'll collect, which you can't say for any dealer.

Thank you I’ll try DM him right now

Most of the trucks you are looking for will be beaten to death. You just gotta find that needle in the haystack. Yes, easier said than done, but there out there, hiding somewhere..Just keep searching and maybe you'll get lucky. Now it's all about patience. Best of luck :)

Drove full size vans for 42 years all except in the early years have been 1 ton. Company tried the small vans but couldn't carry much and ate tires and brakes. That van is a very clean to clean for someone that carries tool and equipment. The open back shelving with plywood not being on the walls things fall off and dent the body from the inside and dipple the panel.
