Talked to many this week.
Custom builds have. Up to a 17 month waiting list. Inventory is about zero on new ready to move in homes.
Lot prices have doubled in the last year. Palm Coast area

One builder was 7-9 months
 
Low interest rates = high home prices
High interest rates = low home prices

Payment is what the public can pay. Either the builder or the bank gets the money, buyer pays the same price.

Took 11 months back in 2006 for our house to be built from time of contract in SC when the market was hot.
Florida is on fire, we know, considered maybe one day moving there, price per sq ft are insane and for us, we would not have a mortgage so would feel the full affect.
The bad part about buying during low interest rates is home values will stabilize or fall should rates increase. This isnt a problem IF you stay in the same home for a decade or more but could end up backwards for a while IF interest rates increase by a good amount.
 
I like owning the home mortgage free, then instead of the bank and government owning the house only the government owns the house.
More specifically the county. The county will be the one to boot you out for deliquent taxes.
 
Things are similar here. It can't last. I'd like to cash out and move somewhere with a lower COL but the timing isn't right and don't know where to go.

This. How many people buying homes now while rates are low (and demand incredibly high) are going to be underwater on their mortgages?

I'd love to sell now while prices are high and then live out of one of those high roof Transit vans converted into a camper, but even those are selling hot right now from what I recall.

I looked at ABD in Toscona (17 months wait) and Ideal Homes years ago, Seagate, ( staying in a Seagate rental now...probably a 230k house)
Adams Homes owns a few lots i like but reading a bunch of bad things and they like brick and that's not what im after. Vancore I have talked with prior. Downsizing so 550-650k is a good range
 
Florida Mediterranean homes have horrible acoustics. I'd have to address that. Also nobody uses insulated garage doors. Why??

Then I see a bunch of garage doors open all day because that is the only way the owner can access the garage. No walk in door.. Why ?

In this Seagate home the structure is top notch. But turn on the washer or dryer and the house is super loud.
Don't even turn on the dishwasher.
Open plans thrill buyers but there are negatives too.

I noticed the hot water heater is 75 ft away for the master bath...the transit time is crazy...lol
One plus for the two story home..
 
We were in Naples at the beginning of the year visiting the in-laws and I couldn’t believe how much construction is going on. Tearing down 15-30 year old homes and building new ones, a project on every block. Zee09-are you sure there wasn’t a circulation pump on the water heater? The in-laws have a long distance (100’+) from the main water heater to the kitchen and there’s a pump to keep the hot water near the fixture.

I just checked and didn't see one.
 
Existing home prices here in Mt.Dora have gone CRAZY! Prices are OUT OF SIGHT, compared to just five years ago. My homes value Doubled in the last three to four years. CRAZY. Value has TRIPLED since I bought 20 ears ago, with most of it being just in the last three four or five years.

Young people, working people can’t afford houses in this area.
Prices are high even up in the Panhandle. (Red neck riviera).
My Daughter lives in
South Carolina. Gas is cheap but car registration very high. Properly taxes much lower than Florida. Also SC is a Personal Property State.

I guess people want to move here because;
No State Income Tax.
No State Inspection for cars.
Good Winter Weather.

The bad is High Summer Humidity.
Hurricanes.
Good jobs are rare.

I’ll just stay here in my relatively safe neighborhood.
 
^^^ yes it does. That’s why you have to figure out your total cost of living versus where you you want to move to including the cost of the home and the tax bill on it for the square footage and the price of the home.
We like Florida but the prices have gone so crazy that we could not come close to purchasing the 3000 square-foot home that we have here.

Open floor plan homes will always have some strange acoustics, the best way to change that is the wall texture. There used to be a lot of "popcorn" ceilings down here for just that reason. Almost everyone has removed them now.

They don't really make a garage door to deal with high outside heat. Most people keep the garage door open to deal with that. I insulated my own, but would do it a bit differently next time. Don't forget, near the coast they also need to meet hurricane specs. so there's that.
As to the side door, it depends on a lot of things, three of my neighbors have walk in doors to their garage, I don't. That's fine with me, if I go to the garage, the car or bike is usually going out anyway. It also serves as the Redneck Porch Enclosure! Get some sun while protected from the wind. It's a FL thing!

You need better appliances. I can't even hear my dishwasher running, standing right next to it!
Make sure you get a laundry room, we just close the door if it gets too loud.

As to the water situation. I'll agree, there is not of economy when long runs of piping are installed under a slab. My neighbor had all her piping moved into the attic. INSTANT hot water everywhere! So the answer is, Hot water pies up in the attic, cold water under the slab, but the builders haven't figured that out yet! I guess the get a kickback from the people that make instant, point of use, electric water heaters!!!
 
Yep we are in NW San Antonio. Big trucks are building thousands of houses non stop.

$200-$300k gets you a decent house new. Our development has rows and rows of houses being built every week.

People are flocking to Florida and Texas like its going out of style. Half my family from NY relocated to Florida, so its a second home for me. Cheap flight to Florida and fast over the Gulf.
