I can't agree more. I know the type. My house is worth 20% more because I am me- lol
I don't do that. And I agree with the rest of what you said. I called another realtor after my post
and like me they were in the same exact ballpark I was and I said nothing prior. She brought comps from actual houses in my area and not run down foreclosures that required a $100K just to get livable.
So I signed the contract and I have room to play if someone wants a deal. The other guy left nothing on the table
at all. So I'm happy and they set the commission upfront and I was fine with that and even though like new I was
game with offering a warranty and it was peanuts. I also presented a list with everything that was done and all the papers and important information. We even set a fireside sale price on the furniture if they want it.
So its a done deal.

Not all renovations and upgrades increase your homes worth.
