Ensuring that the transaction actually closes involves this, and then some more. If an issue arises that requires some level of repair and some knowledge of how to negotiate what does and does not need to get done, plus local awareness of who can get it done affordably in a satisfactory manner.
Once they get going on a transaction a good RE agent is like a shark circling a wounded fish for dinner, they ain't gonna let it get away while getting their client to best ending possible.
