More Real Estate Foolishness

I called out a new realtor after a previous lazy one gave me no interest.
I really don't like shopping around but my trusted one retired.
House is walk in fully refurbed to the highest order. All new mechanicals, appliances,
a real paint job by yours truly- no latex trim etc. and fully furnished.
A real show house.
The guy was very nice but he had his mind made up but when he walked in the door he walked around
with his mouth opened.
So what was the issue. He brought me 4 pages of comps.
Most were foreclosures and the rest were from out in the sticks, and less desirable areas and
he was sticking to his guns on his preset price. I said thanks but we are not even in the same ballpark and then he said
nobody buys upper end properties anymore. Okay I guess I'm screwed I said. He was sad.........
 
The best realtor I have found was actually by chance when the Wife and I checked out an open house in our neighborhood. Our personalities matched along with our thought processes of how to sell and home and what is needed in the area. I have since bought a house with him as my realtor and he has sold 2 for me. Might be worth checking out open houses in the area and seeing if you can find one that is interested. Hopefully, if they are running an open house in the area they have a good feel for it.
 
These let's knock Realtor threads are almost as tiring as the let's knock the car dealers thread. There are always a handful of very successful agents in a given area. That's who you use. They NOT HARD TO FIND.

I did buy a house like you stated. Well had one built and the open house agency got me the ground.
So I agree. I just don't like wasting peoples time and feel guilty if I call more than one or two out.
But I guess its my fault for being that way.

I redid an old building, removing about 1/3rd of some upper flooring to create a large indoor courtyard, effectively creating an outdoor space indoors. Terrific ambience. First question the hot shot comercial realtor asked was if I could put the floor back in.

I handled leasing the building myself. Don't expect imagination - if they had it, they'd be building instead of selling.
 
That is the hottest thing today on luxury houses I see.
People love that kind of space. Crazy!

The problem I have with realtors is they're always trying to sell you something that's above your price range...it's like they always take the price range you give them and add $20K to it...always trying to pad their commission I guess...my sister and brother-in-law just bought a house and they went through the same thing. In fact, they had to fire their realtor because she wouldn't quit trying to upsell them...

OP, keep searching, there are plenty of Realtors out there that need to feed their starving children.

Yup, there are all sorts of real estate agents. Some aim for quick sales, some does nothing but help you write offers (not even show you a house) but give you 65% of their commission back, and some drives you around and listen, help you on all sorts of thing that is beyond their regular duties (no discount on their commission, mind you).

You have to find the one that works for you, and they have to find the customers that work for them too. Most importantly remember they also have to make a living just like you...

I don't know anything about houses.

I was probably unduly harsh above ^^^^. Realtors are good and can be extremely helpful with ordinary stuff, but the pictures of your house looked quite nice. Things out of the ordinary - too nice, too expensive, unusual architecture, long term vision, etc., are just not their thing. It's a risk to them and there's all kinds of pedestian stuff that is no risk to them.

You need to find someone that thinks like you, or do it yourself.

The real reason they do that is because there's usually nothing in that price range. It's sorta like going to the store and if you see the cheapest item, that's the item you want to buy. But then they don't realize what drawbacks there are. I had a client who always looked at the cheapest houses and would say things like this house would be great if it weren't for the highway next door or that it was on a super busy street. That's why the house is so cheap to begin with! The additional commission an upsell doesn't really add up to that much, but you risk losing the client and ending up with nothing in your example. But the problem typically is that there's nothing in the price range that people are looking for. The buyers look at the price of [censored] homes and assume they can get a nicer one for the same price. The sellers look at the price of [censored] homes and price theirs higher.
 
I feel sorry for realtors too.
Back in the 80-90's I would buy some properties with the old farm houses on them and I just wanted to subdivide the land and about give away the farm house. What a waste of time. All I got were people wanting to rent and I made it clear no renting- lol. Next it was "rent to own" lol. Can you hold the mortgage....
What a waste of time- I'm laughing to myself.
But I did find the love of my life on one of those flips.
I sat on the porch after a long days work and out from the bushes behind me something came at me and scared me to death.
I looked behind and it was a 6 week old puppy..... A German Shepherd mixer. I tried all the houses around the area and she was a drop.... Kept her for 15 glorious years,,,,,,, What a bud!

I once sold a 4 acre lot. I waited 7 months to go to settlement as the buyers were waiting on a gift from family to purchase it. Well since it was a big gift I thought it may have been $20-$30K or the whole price.
At settlement the buyers apologized for the long wait. I politely asked how much were you waiting for..... $500.
What- I would have gave them that. It cost me $3K waiting on them...
 
In your area there are a couple of top producing realtors. You want the one who deals in high-end properties from the sounds of it. IMO you're not looking for a new BFF, you're looking for someone to sell your property for the most money. Unless part of your expected selling experience is to feel warm and fuzzy about the realtor as well.
 
Why are people so reluctant to stick to their guns?

When we sold our house in 2011 I had a $ I wanted to sell it for. Our realtor (very good one) did the comps, showed us I was about $10k high. I thought about it and those houses were comparable in square footage only. Most were outdated and needed a fair amount of work. Ours was not.

I told her, we'll list it at my price for a month and then we'll drop it. 2 weeks later we had 2 offers at full asking price!

THIS^ so much. Anyone who has worked a commissioned sales position probably knows this. You *might* bump up your commission, increasing your pay by a percentage of a percentage, a slice of a slice. If you're going to tick off 1 in 5 customers, why try to pump them all for an extra 10%? Oh, wait, maybe you're actually NOT the devil incarnate. Maybe you're just using your expertise to help them.

Just to break it down, an extra 20k here works out to an extra $500 in commission at a standard 2.5% commission. That's what the office gets, once they split it with the office, they may end up with anywhere from 50-75% which is $250-$375. That could add days or weeks extra to the search. If you have to show 10 extra houses to get that, the math doesn't really work out.

Most people think their houses are worth more than what they are, not saying you do..but realize if your price is crazy and they accept to list it they wont want to be blamed for it not selling. Its in their interest to sell your house but if you arent realistic in their eyes they wont want to waste their time doing legwork for a house that might not sell because you might not understand the market. Best bet...have multiple realtors evaluate what you should sell it for. If they are all ballpark..then id say that you are the one who isnt realistic or understand the market.

Not all renovations and upgrades increase your homes worth.
