Good RE investing reading

I like the prospect long term of passive income. Seems to me that real estate, if done right (likely cash up front) is a good way to go.

We are getting to the point where we might want to look into it. I get that there is a lot that comes from practical experience, but I'd like to do my research. What are some good books to read?

I'm not prone to using elaborate leverage scenarios, nor am I looking to flip. We are evil enough people that we would have enough cash flow that I wouldn't even be concerned (if mortgaged) for positive cash flow from rent upfront.

I just want to read and learn. Recommendations?
 
Try reading the real estate forums at biggerpockets, there is a lot of talk on there about being a landlord.
