I had great parents and a great childhood, and I like my HOA McMansion. Poor white trash made it to the burbs🥳

I enjoy being high class white trash 😏 tri level house, yard is mowed, but I'll go do donuts in said yard just because I can and I hate vehicles that sound like asthmatics breathing through straws

Ah yes. In that last line I posted I didnt explain further that is what I was thinking as I noticed the very bottom of the condos in the photo.
Very cool. We are a bit north towards Sunset Beach, however we trailer and launch at Ocean Isle because the ramps are superior there, Sunset I never even attempted. From there we head over the the Shallotte inlet area, to anchor, hang out and swim. Havent done any fishing here. Only been here less than 3 years, 2 summers and this year out of the blue some health issues to take care of.
The boat we have now is a smaller 18 foot Chaparral, for fun we run briefly into the ocean we dont get up very early in the mornings so the swells are already starting to build.
 
I used to live up North where there weren't many HOAs. Perhaps the cost of northern real estate meant that most owners behaved, keeping up their property without junked vehicles occupying the property. Down South we have a lot of HOA communities. Given the large number of HOAs I suspect they are needed here.
I see what you are getting at. HOA's are desirable when there is a higher % of poverty in a region.

I moved to the South Carolina Beach area over 20 years ago. I raised my family at the Beach and its been a good life.

However, I'm kinda over it I think???

The once vacant lot beside me the last 20 years has a new house going up at the minimum setback, I can almost touch his new house from porch!

Just this past year my homeowners insurance increased $400+ a month, No, my insurance is not $400 a month it INCREASED $400+ a month vs what I was paying last year on a modest 3 br / 2 bath home and its terrible insurance and if a storm got me I may end up with a vacant lot!

A $400 increase per month for insurance is a car payment!

I was kinda forced from my job of 20 years last month, The kids are now grown and its time to decide do we stay in the area or find a new adventure in life?

I have heard it said that resort Coastal areas can force the not rich folks out, Thats kinda happening.

My area has allowed vast overbuilding and I find that most any mid day 11-5 pm the last year or so I feel somewhat stuck ( trapped ) close to home as the amount of traffic will no longer allow me to freely travel the area.

As the owner and rider of a Harley thats a big part of my life, Stuck in traffic with a air cooled engine is NOT FUN or my idea of riding!
And not to mention once I do get unstuck living at the Beach I can't find a hill or a curve for proper motorcycle ride to save my life!

We are seriously considering selling and moving to the upstate South Carolina to perhaps the Smoky Mountains of North Carolina.

I have been searching for a home sometime now online and my search criteria includes "Hill or Mountain view" 5+ acres minimum, ( 10 acres or 30 would be better) NO HOA and a home with 2+ Garage Spaces ( or shop ) for all my toys!

The idea of looking out my window and NOT seeing a neighbor is VERY appealing... And as someone suggested, YES even a mobil home on 5 acres but in my case I need some garage space too...

Bring the family down to Bird Island to swim and have some fun. Don’t cut through Bonaparte Creek from the ICW though. Only if your boat drafts less than 12 inches…aks me how I know! My skeg speaks for itself.

We went there a couple times to check it out. Never stayed but we only went there this year I think. Times we were there, always late to the party it was kind of crowded to anchor, however in our mind at the time we were just there to check the area.
I always wondered about that creek but always came in the inlet side. *LOL*
 
One of the house we lived in was on an HOA and everyone in the end agree to abolish it since there is no common place to maintain, and everyone hates HOA.

Fast forward 25 years this place now has quite a few badly maintained houses. One owner passed away and the widow refuse to do anything, the whole driveway was reduced by half and we ended up chopping her overgrown trees for free to avoid being blocked. A fence collapsed and the neighbor refuse to accept the cost of replacement until I threaten to do a "one sided fence" and point the ugly side on her for free, and then compromise on a cheap repair that is ugly instead of a new fence to kick the can down the hall in 5 years to pinch some pennies.

Finally we have some very weird home colors that make your neighborhood looks like a hybrid between Latin America and India.

If you mind any of that, HOA is a necessary evil like the government. If you enjoy that freedom keep in mind others will have their freedom too.

Funny you mention paint colors. What happens when the house next door paints their home in a really loud and wacky color. That definitely might impact a person's ability to sell their home.

Tough luck. There is nothing you can complain about unless you gather a bunch of neighbors and petition for a zoning law change in your zone. It is not a guarantee either and if your neighbor insist they can sue the government and drag out the fight.

My mind always goes to Forest Gump when I hear the brand.
Growing up in the 70's as a kid of 9-10 with a $25 2nd hand push mower I started a small grass cutting service and made enough money to buy a bike and a few cool things ( KISS Alive on 8 track ) and a few other items a 10 year old needs! But pushing that mower was HARD!

I had a old neighbor who owned a Snapper Rider. I watched Mr Johnson as he spent most of his retirement cutting his grass and looked like he was having a ball!

I always thought one day I will own a Snapper like Mr Johnson!

So about 23 years ago as an adult when I found out I could still buy a Snapper Riding mower, old school like Mr Johnson had I purchased one!

After owning my Snapper now 23 year later, I have a mixed review but the old girl won't die and still cuts my grass and lots easer than that old $25 push mower!

I guess I do look like Forrest Gump with my red hat and my Snapper!
 
That's on them. Our first house was in a HOA, which really just covered garbage pick up ($300/year) and that was it. But I read all the stuff before I placed an offer and even called the office to ask questions. Thankfully they were an otherwise hands off HOA. If I can manage that at 20 years old without my parents help, I have absolutely zero sympathy for people who don't do that.
Ha I'm so cheap I canceled garbage service because it cost me a little over $400 per year in 2017. Probably double that now.

Might have to start a thread about jobs teenagers did in the 1970s/1980s, that are now performed by adults.
 
HOAs exist because, like many laws and rules, there are people who don’t know how to behave and so regulation is the result.

Like any other body of rules, the details matter but the reality is most people don’t want certain behaviors in a neighborhood, particularly a higher end neighborhood, and analogous to the broken windows theory of policing, all you need are a few slobs who buy a house with no intention of maintaining a house, or think it is ok to leave cars on jackstands in the driveway or on the street, and pretty soon that sends a subtle signal that this kind of behavior is OK. HOAs can be obnoxious as well, but the reality is that for most people, the majority of the person’s net worth is tied up in the house that is the primary residence, so they simply don’t want that kind of thing in the neighborhood and they create these organizations (many of who do in fact attract the control personality types).

If people want to avoid HOAs, then they should learn some basic consideration for the sensibilities of the neighbors - yeah, I am looking at the dude with the boat under “repair” on a dirty trailer, sitting under a dirty tarp, or the other person who has old crappy cars spotted around because he thinks they are “collectible”, or the jerk who thought the above ground pool was a terrific idea during COVID but it now sits partially collapsed and rotting.

Or move to a neighborhood whew such things are acceptable, but then realize that crappy schools and some level of at least petty crime and theft are now part of your life experience.

Final thought is that a lot of the experience referenced in the original post - a time gone by- referred to as social trust - has to do, in my opinion, with a plunging birth rate. The single family home community that became popular in the postwar period was accompanied by a much higher birth rate - large families were common. Now our birth rate is barely above replacement rate. The salience of this to HOAs is that when parents had to raise kids, and kids were more of part of the fabric of society, instead of a nuisance or financial burden as they are commonly seen today, parents had to be more selfless and raise the kids, and they didn’t have the time or additional income for multiple hobby cars, a boat, a motorhome - in other words many of the perceived “problems” prohibited in the typical HOA. So summertime evenings would have the kids playing at a local ball field, traveling by bike, and then coming home. The houses were well kept because the parents weren’t shipping the kids around all weekend trying to recreate the next Olympian, dad was at home and could mow the lawn. Mom could tend the flowers. HOAs are to some degree, and again this is just my opinion, trying to capture the fact that the neighborhoods were more uniform at that time because there were less available distractions, but like anything else in life, you can’t go back, as they say. And so people seek to capture the look of a beautiful neighborhood but in many respects some of these neighborhoods are creepy because there aren’t enough kids around. Anyone want to have a better sense of to what I am referring will understand better, because it is hard to express, if you compare what you see in Israel to what you see in most of Western Europe.
