What $615k USD buys in Douglas, WY

Wife sent me this home in Douglas, WY. If I was in CONUS, I think we would consider taking a tour of this home.

Not many homes at this price point offer what this home offers. Waterfront property, large windows, three car garage, etc. Some of the concerns include the way the lot is shaped, looks like the neighbor's children fort may impeded some of the water view. Current resident appears to have large dogs, not a disliker of dogs, but that may require carpet replacement, etc. I suspect the homeowners are above 50 years old, based on decorating, vehicles, furnishing, ranch style design, etc.

Overall, based on very rare affordable waterfront locations in the mountain west, even with the weird lot, I think this home is worth a tour.

Must be a popular house / floor plan. Daughter's house in Ok is almost identical. Never could understand the little side garage. Lawn equipment?

The third garage is a normal garage door size. As you imply, a third vehicle can fit in the third bay, but likely all the garage space will be tight opening and closing car doors, horrible with a home built in 2018.

Asked myself a like question. Property taxes are $2300 USD annually, so that is favorable. Wyoming has no state income tax, that also is favorable. Sales tax rate where the home is located is five percent (four percent state, one percent county), so not good, but better than many states.

Wife liked the home do to waterfront location, and only 250 miles from the grandkids. This home has two showers, points to a home possibly built for a older couple.

On a negative, I worry something is "off" with the lot- more than just its weird shape. Also worry of noise from the bridge, and finally, a huge issue is the multi-level deck. We had a multi-level deck on a prior home, and discovered they are worthless, decks need to be single level, and large, to be really usable.

My wife is sleeping, I texted her if she is sincere about the home, I will get her a flight to check out in person. I am surprised this home isn't yet under contract, so that points to a possible issue I can't see from the pictures.

Looks like it was first listed @$685,000 August 2024 then removed relisted Jan 2025 @$649000 then reduced. Not sure what the market is there. Something doesn't sound right I would do some research. A house in NJ wouldn't last a week at double that price and probably go over list.

Gon, I think you should take the leap finding land/lot and having a home built.
That is a great idea, simply not a match for me. Having to pick out the floor plan, colors, cabinets, and being OCD about everything being done properly is likely a bridge too far for me.

Doesn't look like a 42" front door. Deal breaker. That 8' garage door is for your toys or workshop.

It's interesting that climate or geographic location doesn't seem to concern you much. Wyoming is pretty but a hard no on our places to live list.

Maybe the market is slowing. It certainly is around here. The tax situation there is great. That would be less than 1/2 what I pay in property tax, we have 7% sales tax with added 1% or more restaurant tax in nearby counties for pro teams and things like that.

That house would be perfect for me. I don´t mind the winters....but I don´t see a fireplace, so that´s a big downer for me. But it is too far from my kids. Love the river view. I am guessing there´s trout in dem dar waters!

Cool house! I hope you find it to be perfect for you and you nail it down!
