Roof Repair Estimate

Why doesn't the repair estimate address anything about the most egregious problem: the three broken concrete tiles? Are they replacing the broken tiles or just resealing them with a tube of caulk? If the $1500 includes proper replacement of three broken tiles, it is a fair price.
I echo Nukeman's comment. And especially after seeing the photos.
We have a ton of leftover new tiles from the initial roofing job. Quote includes replacing broken tiles with those.
 
Also, I don't see anything on the estimate for the rubber vent pipe flashings. Is this something that should be installed and/or replaced?
 
I’m not understanding the gaps almost everywhere? Maybe tons of flashing underneath? A California thing? Looking at all those pics, it looks as if the whole roof needs ripped off and redone. Here in Ohio, we have asphalt and the occasional slate roof. I guess that fireproof probably plays a role where your at.

You can print money owning a roofing company. It's hard work and scary and critical. Three things people will gladly write a check for and have professionals take care of.
Maybe. I’ve saw some roofs my son did that I wouldn’t climb on with a boom truck. My 1800sq ft ranch with no pitch at all..no biggie. This roof looks about like mine and completely walkable. I’m still not understanding the gaps between the stucco and roof itself.
 
Parents' house has a Concrete Tile Roof that was installed in 2005. No maintenance has been done on it since install except for gutter cleanings every couple of years.

I just had a roofing contractor perform an inspection and they recommended the following work:

This is a single-story, 2500 sq ft house. 2/3 of the roof is fairly flat. High cost of living area, but I wouldn't say "very high."

Looking to get feedback on whether this quote is reasonable -- I don't have any recent data points to compare with.

That's a small job. Don't waste time getting another quote. Those vents should have been painted when originally installed. I just had my roof replaced at 22 years. The roofer installed an industrial sheeting in my valley that looked like that-but in my case we are talking a composite shingle on the rest of the roof.

My roofer painted them to match the roof color …

The older style of the rubber vent pipe flashings lasted about 10 years. Less time than an average roof. Newer ones (high quality ones) are often made of silicone rubber and will last significantly longer.
 
$1500 to get folks up there and do work? Doesn’t seem that bad. I’m sure two guys working a day is $1000 labor if they’re legit. My suspicion is that to replace or repair tiles is relatively involved because materials need to cure. The refinishing other things just takes time to prep and do right….
 
I guess I don’t understand prices here of late. My 1.5 yr old water heater had a thermo couple burn out, which I was perfectly capable of replacing and will in the future. I was out of town, so had my wife call the plumber who installed it since it was so new. One of his workers was here less than an hour and I got a bill for $275 in labor, but the $30 part was covered. I’m sorry, but $275 an hour while the guy who replaced it maybe makes $30. I got a 6k a year raise this year but also got 10k worth of work piled on me for it.
 
$1,500 for that roof repair seems like a reasonable price. Sure if you shop around you may find someone to do it for less.

Just curious, have you called a roofing supply house to get an idea what wholesale would be? My friend who worked hvac said wholesale plus 30% to get an accurate price. My parents were getting roofing quotes all over the place. We went and priced the materials and cost. Total at the time was $8500-$9500 in materials. If you round to 10k in materials plus 50% markup would be 15k. One quote was $40,000!

It's amazing what stuff costs in CA, so I'm not sure which is true.

For an insured contractor to climb on your roof in California and do anything for $1500 that may not be a bad deal.

If the $1500 includes proper replacement of three broken tiles, it is a fair price. Otherwise, the other items you listed above amounts to about 2 hours of labor and ~$25 of material. Typically, painting of the plumbing and vent flashing is done with one can of Rustoleum/Krylon spray paint just for cosmetic reasons (i.e., to color match the tiles/shingles and/or hide unsightly rust).

Have you seen the price of caulk lately?

Sounds expensive, but I'd have paid that happily. First off, you weren't there. Second, the cost included the salary of the scheduling people, the wear and tear and insurance on the repair crew truck, etc. It costs money to run a business.
 
Sounds reasonable to me to have someone go over and correct any issues on a 20 year old roof. Cost money to run a business and my impression of the person would also make a difference if I chose him or someone else. With that said, $1,500 sounds fine to me.
Im overall impressed with the photos and such. Important is to seal around that chimney. If they do quality work why not?

Nothing wrong with more estimates if it makes someone happy but Im more concerned for so little money who will actually do the best job and takes pride in what they do vs maybe saving a few dollars.
