Realtors in Florida

That seems crazy low. I’m paying 1476 in MO and that’s after shopping around to get away from the 3414 my previous carrier was trying to jack me up to. 😱
Insurance is weird. I shopped a few years ago - I think 4? I just switched again. The quotes this time were less than 4 years ago - and there were lots more insurance companies willing to quote - I had a problem finding potential suppliers because were 20 miles from the coast so somehow were considered "coastal". Now all of the big names quote also - which they didn't before 🤷‍♂️

I got a good rate. Hopefully not a teaser rate. I would rather not have to switch every year.

The killer here is roof damage from wind and hail. I had to go with a 10k deductible on the roof to get down to $1476. 😱. I’m not kidding.

I would never have done it had I not been flush with cash from following all of @Zee09 ’s day trading tips. I don’t get quite as good a return, as I do all my trading in the Burger King drive through, while the real players choose Wendy’s, but its enough.

New home builds continue even though the market isn't there and that is killing the older home resale market. Also people still think they can get top $$$ like a few years back.
New home are being built because the profit margins in them are so high they can still build and be profitable, even if they have to cut the price to sell them.

If the owners are foreigners is there really any doubt in your mind as to if they have any Americans working there?
I have known several long-term builders who were citizens and had citizen crews, but they are not the norm
On most jobsites nobody speaks Eng Lish ;)

The 246 days of an attempted fleece didn't work. Back to reality 😪

It's so east coast but since I'm old and ready to retire like @AutoMechanic I like the block built homes but with brick and not stucco...maintenance free for my lifespan.

The one builder who specializes in that is a junk builder...so custom no doubt unfortunately

Age has its benefits....
You can build a 32,000 square foot home with one bedroom and one bath and who cares about the resale value when you will be dead anyway 🤑🤩

Realistically how much is that house worth ?
That's a good one Dave
I think it has value and the back lot with pool and updates... needs interior refurb no doubt...I'd say it's worth $400k but new homes are killing it's appeal... plus the new home incentives

A customer of mine bought a house in Ocala... 4 bedrooms 3 baths 2200 sq ft and $359k....a big downsize for him....
I didn't ask about the above but we talk open about that stuff as we have known each other about 40 years...

The tidbit I liked was his homeowners insurance.... $5000 deductible his choice like I do
$748 a year.... nice

Strange - I just changed insurance and going to a $5000 deductible did not seem to help much - under $100 from 1000 to 5000.

Of course here we have a special wind deductible. Mine is $7K for anything wind.
