Realtors in Florida

Renovating your house in Florida could bankrupt you if you are not careful......crazy stuff here...

 
The video above fails to mention that the taxable value on the house was based on a $650,000 purchase price in 2002. The renovations in total have increased the value of the home to $5.15M.

$91k a year taxes are insane no matter where you live
Here in MD just 1 hr outside of the DC beltway it would be about $53k
 
I had a talk over the phone yesterday with a new to me realtor.
Very proactive and polite but very dishonest.
I was polite and didn't say much except listen. No realtor bash but sometimes saying is less is best...

I called about a listing she had.
She told me about it and it is a 2025 build. She knew the builder well and said all the right names etc. I didn't say I knew the builder but I did. They used to be in the top 5 for that area.

She failed to mention the builder is MIA. Disappeared overnight and the website is gone and several reviews that said he fleeced customers with not providing the extras they paid for etc. This only started the last 3 months....

I asked about the warranty and she said yes, a full warranty....hmmmm

I told her that I wouldn't be in town for 2 weeks And if it is still there I would look at it. And I understand it could go overnight etc.

She tells me they have an offer on it already....okay and she then asks me my price range etc and we go off on other subjects... she went down that avenue not me

Next she asked me what I liked about the property and I explained the lot and seclusion although it was right there where everything is close.

I asked her when will she know if the offer is good. She tells me it was such a low ball offer that they aren't going to counter. Oh really...lol

I asked if it is vacant and she says it was never lived in. The pictures don't show any staging but curtains are up and clothes in the closet and other items....

Later she says the owner stays there when he is in town....

I'll end it at that....

Two supplemental thoughts.

Seems more common than ever for smaller single family home builders that dissapear with customer's money. I suspect these small contractors will be open for business tomorrow under a different corporate name, maybe in a different state.

When the realtor asked your price range, my thought as always is whoever puts out the price first loses in the negotiation. My response would have been something like "what is the absolute lowest you think the Seller will accept", and negotiate down from that price. Realtor will state they can't share that, and then state when they can find a way to ethically share that, then call you back.

My response would have been something like "what is the absolute lowest you think the Seller will accept", and negotiate down from that price. Realtor will state they can't share that, and then state when they can find a way to ethically share that, then call you back.
I have to be very careful here so no p stuff. I often wondered if these small custom builders were citizens and their crews as well.

Everyone I talked to were usually Russian ( owners of the business)
And the workers mostly foreigners and I wonder if the crack down sent them back home...

I really wonder....several builders who did quality work recently disappeared
 
I'm watching this now about the price drops in overbuilt areas of Florida . Covid most likely was a big part of it all.

I don't believe the insurance rates.
They say it's $2 to $5k homeowners insurance. I see $400k and below rates at $1k to $1200 and that's current and I don't see any deep discounts on the properties.

Covid flushed out the natives as the people flush with cash ruined Florida. Now they are going back to where they came from...
 
New home builds continue even though the market isn't there and that is killing the older home resale market. Also people still think they can get top $$$ like a few years back.

That seems crazy low. I’m paying 1476 in MO and that’s after shopping around to get away from the 3414 my previous carrier was trying to jack me up to. 😱

Ocala doesn't have the risk and it used to be backwoods. I grew up in the woods so no attack. It's central...

I called your insurance company just now. They said if you cut your lawn you would be at $900 a year
