Realtors in Florida

I called a builder I know in Palm Coast Florida today and they are taking $20k off the base price which is pretty loaded as most upgrades are standard.

What I liked is no nonsense like you can pay cash or use any bank-lender and it is for your own lot...

Usually the great deals are only tied to mortgages and usually bad builders...

Have a friend in Florida who has had trouble selling his place near Orlando. What is your take on the Florida market right now.
 
To the seller, especially in a leaseback, a mortgage is the same as cash. Think about it. You will still go through the steps but you are all but guaranteed approval because the lender will count the lease back payment as income. Investment properties are usually much easier to obtain than owner occupied because you show that income and it is typically going to be based on a debt service coverage ratio (DSCR). Simple terms, if the lease payments cover the cost, its a no brainer. A smart buyer would also leverage all of this on their income taxes but most do not.

I still think most migration is to central Florida like Ocala....the coasts will likely be reduced deeply because people are tired of the insurance, taxes, and weather not to mention the HOA issues. Not to mention car insurance.

If you stay away from retirement communities most of Ocala doesn't have those issues

Ocala is still a deal but my problem is I no longer know folks there...
 
I was looking at the map of Ocala. Pretty large place. I don't think I could handle the heat.
I always hear about the heat. MD can be brutal too. Georgia on the way home is far hotter...Buy a super efficient AC and bask in the coolness...😆

The prices are up but still a deal and you can get a bit more ground too.
 
Saw a house today in Hastings FL.
I had a virtual tour with the builder.
Surrounded by woods...2 acres of grass around the house and 3045 sq. feet. Two stories of block construction. About 95% completed..

The outside had caps for exterior lights-sconces but no fixtures...
I only noticed because the caps were stark white.

The house had many options as standard inside...so I asked the builder about the exterior light fixtures and he said it's prewired but not included...😆 🤣 😂

I'm rusty on Florida but I don't think that's up to code....I'd rather put my own up...lol

Watching YT with a Port St. Lucie realtor. 2300 sq ft. House in the low $600ks...deep discounts......
$30k off, $20k in closing costs etc for people that finance and free appliances. WOW........

But..............
Mostly grubby looking carpet, the nasty beige ceramic tiles I can't stand.
Cheap cabinets and doors......
Flat wall paint everywhere and I suspect on the trim too...this eye is paint trained...no doubt apartment painters...

You could get that in Ocala for $350k-$450k with far more premium finishes....

$600k for blah
