Realtors in Florida

Yeah, lawyers tend to do that. IF the buyers are ok with it that is good. Otherwise I have seen many buyers lose the home of their dreams by over zealous attorneys. To the extent that some buyers are told this is the contract take it or leave it.
I have no problem with people listening to their attorney, I am just saying sellers or builders do not have to accept changes and some dont nor do they need to.

BTW- any document the realtor put in front of him, has nothing to do with the realtor. The realtor does not draw up contracts. They are not attorneys. They are the messenger. You make it sound like the realtor does something wrong and the attorney corrects it. 100% False that is like blaming the mailman for a document that you got in the mail.

When your selling, its a buyers market. When your buying, its a sellers market. Same neighborhood, same time, same broker. When your the buyer nothing is negotiable - take it or leave it. When your the seller, everything the buyer wants is not negotiable either - you must either comply or loose the sale.

3% - the only reason they are there.

Just the same as some walk away from an attorney because of fees. Attorney does absolutely nothing typically his staff handles everything and the title company is the one who handles title to the house

Some states have as many as three attorneys on the deal, bank attorney, sellers attorney, buyers attorney.
Other states people like to have one attorney. I lived in both kinds of states and the state with one attorney get deals done enclosed much more quickly.

I would have to call to question everything that took place. Because the whole story is not being presented by you.
Attorneys cannot dictate fees, so something is wrong with the story

I also hate Decora switches and greatly prefer normal switches. My theory is that regular switch got cheap, so they came up with something newer and more expensive.
Agreed...I never liked them.
But now they call ours obsolete toggle switches...

In Florida most of the hotels have them too. Not the fancy ones either.

Jack & Jill bathrooms- I was never a fan at all. No real privacy.

Barn doors made it to Florida.
I wouldn't pick that option but wouldn't be bothered by it if I bought a house with it.

Accent walls .
Seen some in tile in laundry rooms and bathrooms. I would pop for that. I like an accent wall in the master but paint or wood mostly.

Paver driveway and walkways.
Definitely as the iron and rust stains really look bad quickly in Florida.
Not a concrete fan.

Open concept...
The biggest thing in Florida.
It's overdone. I like a long hallway from the front entrance as if someone knocks on the door they don't see your whole house in 10 seconds. Plus separation breaks up the noise from hard surfaces.

I have many more thoughts...

The same house has something what would make women freak...

Closet doors are wood framed but they have see through glass from top to bottom everywhere.
Who wants to show off what's in their closets? Not me.
 
Prior to the rate hikes when houses were selling for stupid numbers, we looked at a house in Florida that my wife liked. I wanted no part of it, my wife comes across as an easy sale. The broker was trying to work her, then she says if you really like this house you better act fast, and not to insult the seller she suggested offering $25k over ask. I burst out laughing, and suggested she pitch in with her commission not to insult me, then the two of us walked out the door. Pigs will fly before I pay over ask on anything. Funny thing is the same line was used on my brother when he bought his house, his reply wasn't as nice as mine.

Car dealers used to do that to me.
There would be a couple looking at unrelated cars and the sales-loser would say, you see those people overthere they are interested in it too.
I'd say well let them have it as I can wait...lol

Yep, I sold cars, I learned from the very best. I also learned all the tricks and then some. Let me just say it comes in very handy.
