1 acre is tough to keep irrigated especially with a cool season grass. You can go zoysia but almost impossible to do by seed and sod is expensive. What you can do is just concentrate on the front lawn for curb appeal. How big is the front? You can probably tackle come late summer with a over seed. Come late summer cut the front lawn low as possible. De thatch the area and cut again with bag on to collect all debris. Spread a good quality tall fescue seed. Throw around some peat moss. Keep the area moist until full germination. Put down a starter fertilizer after germination and you have a nice lawn come late fall even better next year.
