Crazy HOA notice they sent me a while back and then quietly closed it. There are no cats in the house. I'm not sure whose property they sniffed to detect urine odor.

And this is a sign of corruption - they have a deal with a mailbox installer that want to give business to. All the mailboxes in the neighborhood are standard and installed when the community was built.

Not totally sure about your specifics, but the majority of HOA's use a contractor that drives around 1/month for general observations. They also look into any specific complaints received from the public.

The contractor submits a digital report, with pictorial evidence (fence has fallen down, grass over a foot tall, etc.). Its usually a no brainer if a clear violation has occurred and is unremedied.

All it would have taken in your case is a communication, be it email or phone or in person, letting the HOA know no animals are present. As you said, it would be quietly closed. In the very rare event that's not sufficient, we have an easy, friendly, no-cost appeal process. We are very resident friendly, because "we" are "you". I always invite new members to come aboard.
 
I want amenities, I don't want to get ripped off, which is why I do my homework. I'm reasonably certain you checked out your HOA and made sure it passed muster. One of the areas we were interested raised their HOA 47% over a four year period, that imo is a rip off and warrants further investigation. There are areas with a lot of houses up for sale because of the HOA, that's like buying a bad used car, no thanks.

Other than to do the due diligence and read the documents.

Local precinct officer received word of this. He read the HOA President the laws and rights which were violated. Signs went back up. Lucky for her no further prosecution
Good for you Pablo , she needed all the help she could get . 😂 I had to say it . I know you don't fly that way .

I would have to agree she could not walk on your property and pull up your signs.
HOAs is here can dictate what is considered a reasonable amount of time before an election that a sign can be put up on property. You are definitely limited to I think four weeks ahead of time. If you do so before that, no one will walk on your property and throw it on your porch, but you will get fined after the first warning letter.
 
Are you saying your mailbox is different than the standard community mailboxes?
I think he's saying they changed the standard to a specific mailbox installer in favor for some kickbacks. So his old and previously complaint mailbox, is now in violation.
Can an HOA "force" a specific brand or an installer? Not sure, doesn't sound right, but they very well may.

Or you can embarrass the management company rep in a HOA meeting like I did. This was back in the days when the FCC was starting to tell HOA's that it's acceptable to put satellite dishes on common property, like roofs. My HOA didn't catch up completely and was fining me for a dish that the next unit placed on *their* part of the roof. Sent letters and even a copy of my cable bill, no luck. Went to the HOA meeting and signed up for the session where owners can speak and told the property manager that it wasn't my dish. The property manager said that his inspection showed that there was a dish on the rear roof over unit "x". I replied that may be the case, but I'm unit "x+1". Needless to say, I won the appeal after that.

Ironically, the next owner to speak was asking for an exception to mount their dish on the roof over the front of their unit because that was the only place the installer could get a good signal...and it was granted.

No, I think I’m in the majority being for almost 20 years now of HOA’s that we have not heard any of the stories we hear about in here from any of our neighbors or community members, including communities we don’t live in
Just like anything, including Harley Davidson motorcycles there’s a mass media extravaganza for anyone who wants to complain

Glad to hear it, maybe NC has better HOAs than the areas we were looking at in Florida. I have a feeling we're going to have to agree to disagree on this one.

Another way to deal with HOA's - warning there's one bad word about 2 minutes in, so if that offends, please don't watch.
 
I have pretty decent neighbors right now . I've had some doozies over the years though ..
