Maintaining Flat Roof membrane surface

Anyone know why one product is better than the other ?

The Flat Roof membrane was installed about 2.5 years ago and apart from some discoloration (weather, hurricanes, algae), is not leaking and can be washed. Normal service life for this rubberized membrane is around 10 years with maintenance.
Flat roof is attached on 2 sides to a structural gutter (ie. "supergutter") where water runoff goes over edge into a very heavy anodized aluminum wide/deep gutter. You can literally walk inside this gutter due to it's material strength.

When the membrane is installed over pressure treated plywood, it is torch heated into the wood and has small grey sandy material on the surface side. Over time, this sandy material washes off and the surface will last longer if an elastomeric material is applied. Several companies make these, locally Acrylux is known for their roofing elastomer products.

Am considering these, feel free to comment or suggest a completely different product.

Flat roofs are bad building.
architechs seem to love them.
some condo associations put a metal / tin roof over them on a normal slant allowing runoff.
flat rubber roofs like to leak

Flat roofs are pretty much the norm in commercial building construction.
They aren't really flat either but have designed in runoff to drains.
This is not the most durable or leak-free roofing design or system but it can work okay with reasonable maintenance.
