Easy for you. Drive down to Kirkland on a Saturday night, to Evergreen Hospital and watch our group class.

If not...
Usually a strip mall school has to pay the rent, so they're gonna wave a contract at you, and often offer you "THE BLACK BELT PROGRAM". Leave quickly, sign nothing.
Ask to watch a class.
To see the Big Mac of McDojo's, step into a USSD school somewhere. Or practically any Tae Kwon Do school these days.
Just remember, if you're smelling a lot of horse droppings, there's bound to be a pony around.

Or he could be a 60-something year old, somewhat large black man with over 40 years experience who actually works out with his students and explains things clearly, no mystery.

Evict him legally. Don't let the black belt status intimidate you. There is a right way to evict him. In the meantime it sounds like he's stealing from your friend.
