Help me with converting a chicken coop to a shop..

Sounds a bit odd but it is what it is...

Buying some property that has a 4500 sq ft Chicken coop in great condition on a concrete slab. Sheet metal is OK but the inside is in pretty good condition so I think I will keep it vs. trying to finance a 30K 40-60 Morton building / shop. Inside framing is in great shape and has been sprayed with fire retardant. There is water, electrical and natural gas to the building.

Use would be storage, vehicle maintenance, and who know what else. Lots of possibilities here. Large sliding doors at each end and two personal access doors. I would more than likely board up the open areas on the sides to help keep the elements out. I was also considering doing some framing in a large section of it so it would be more climate controlled to an extent. I would love to find a waste oil heater for the winters since I have so much oil and other burnable fluids.

I have a hammer but I'm kind of busy this weekend.

Are you going to use it to grow cannabis?

I would be sure to spray it down with bleach water thoroughly ,pick up some ionizers at yard sales plug them in and let them run 24/7.If you can find a uv lamp i'd run that too.Chickens can harbor some rather nasty microbes and fungus.

Sounds like a killer garage/shop combo to me though.

It's really pretty clean considering. Not sure an ionizer would work due to the size. Here is a crummy phone pic-

What's that stuff in th e middle on the floor?

To bad about all the posts in the middle.
Not only that I would use a power washer on it. If it has been a while since it's been used you would think a lot of that stuff would have died off by now. Extreme heat and cold can do it.

It's been years since it was used, probably 5+

I wonder if you could build some kind of structure to hold up the roof and eliminate some of the posts.

When I was a kid, in the town I lived in someone converted a chicken coop (long wooden kind) into a house, so I would think a shop would be very do-able.

I guess it's more like 15 years since it was used. I believe it was in used from the late 60's to the mid 90's. No smells whatsoever so far. The only messy area is what's in the center of the floor. I'm going to see if I can safely remove a beam or two and build a large insulated area for storage / office space.

Do you know what the zoning laws and building permits will allow? I'd hate to see you upgrade this building, then be ordered by your local building code agency to remove all upgrades, and possibly pay a fine.

Maybe some trusses in the ceiling would eliminate those center posts? Sounds like a lot of lumber though.. Lol.

Even if you cant use the structure, you already have the most $$$ part in place. The concrete slab!

Building code enforcement is very relaxed out here. I think some interior mods would go unnoticed for the most part. But I think i will keep the changes to a minimum. The structure itself will still be incredibly useful. I'm really just considering some plywood over the open exposed area and call it good.

I agree about the concrete, thats a huge cost and concrete is always going up. The other concrete pad I will try to turn into my driveway if possible. If not, I'll keep it as a basketball court or who know what.
