Help finding oil leak - Honda K24

Hi folks:

I have a strange leak that I cannot seem to locate. It appears to be transmission fluid - it is really slow, and doesn't dry and gunk up like oil, and appears to stay wet. (A big clue is that transmission fluid needs to be topped up every year or so).

I don't see a mating surface (such as a transmission pan) where it could be coming from. It seems to be coming down where the motor and transmission meet. I would expect oil to come from this area if the main seal was bad - so I'm wondering if I'm not looking high enough. Google searches have not been helpful - as most folks seem to have oil leaks on the other side of the motor.

The CV axle boot is a bit wet - I figured the boot was bad - but could it be a seal behind the boot? Any tips would be appreciated.

There is a vent opening near the top of the transmission. If the transmission is overfilled, fluid will leak out. On the older K24's, I've found that .25-.5 qt of overfill can cause fluid to puke out.
 
Following up here - I may start a new thread.

I replaced the valve cover gasket, along with a coolant temp sensor that lives in the same area (driver side rear of engine). The leak was pretty bad and the sensor was covered in gunk. (I couldn't tell if the sensor was also leaking coolant - it was pretty cheap, so I swapped it out).

My regular shop replaced the valve cover gasket when they did a valve adjustment a few years back. The replacement they used was blue - which I'm guessing is aftermarket. I am a bit surprised it failed so quickly. (I used a Felpro, which I thought was a good choice - but I could be wrong).

It looks like there is also an oil pressure sensor nearby - do these often leak? It appeared dry. I just did not expect to see so much oil coming from a nearly new gasket.

My garage is not heated - and it's in the 20s today - hopefully the new gasket seats properly, and I get a few years out of it.

09 Honda CRV - no idea the transmission model. sorry for the multiple threads - I have been trying to figure this out for a bit.
