Can someone identify this bush/tree/plant?

I thank everyone who responded. Magnolia of some kind is what I was leaning towards, as it does have the cream/white flowers in the spring. It stay the same as the pic when the flowers disappear. As for growing, yes, that is what I am afraid of that it will cause foundation issues. Just didn't want to kill it, hence the wish to transplant it. It may just have to get the axe after all.
 
The large photonias also have clusters of small white flowers in the spring that have a very strong smell.
