Realtors in Florida

People accept so much garbage in new construction. Many new homes you can literally see through the paint into the drywall. Everything cheap cheap cheap. That is why I built my own place and I was the general contractor. Got exactly what I wanted.

I am sure your house will outlast mine by 4X. I helped my dad build my parents house when I was a young teen. We did subcontractors for a lot, but did a lot ourselves. That house will outlive me with basic maintenance easily.

Having said that, I am 11 years into a builder grade home. Nothing has gone wrong yet except a couple appliances - knock on wood. I will have sold and moved on long before there are any issues. So in reality, I didn't give up anything except the stress of building.

Some people demand them whether they need them or as a status.

Me I'd rather go where I want.
I don't need them or want them.
Usually with amenities come HOAs and a big fat CCD....

I seen a listing with a HOA of only $50...believe it or not that included cable and internet....rather amazing and yes I know they can increase.

But the CCD was about $3k a year.
I've seen them triple that but remember you have property taxes too.

If you are unfamiliar with the CDD terms look it up for an eye opener.

Some love that lifestyle especially if retired. And to some it beautifies the community..

I have lived in 3 HOA's in the South. No issues with any. I curently pay $750 a year. Most of that goes to maintain the pool, which is very nice and well worth it when we had young kids.

I have looked at properties without an HOA. There is always some derelict neighbour with overgrown grass and other junk laying around. I have heard up North the City manages these sorts of things - but around here I have never seen it happen. So unless I was buying 20 acres, I would be concerned about what kind of neighbour I might end with.

I would also be concerned about an HOA with not many houses. Too easy for a few nut jobs to take over. The three I have been in have all been 500+ houses.

I realize many people don't like rules. To each there own then.

Palm Coast is usually no HOA but the city has HOA like rules to keep the standards.. that avoids the power hungry headcases..
 
I have a realtor friend in Ocala.
She will be 34 this Wednesday
She told me she sold 59 houses in Florida in 2024 and hopes to sell more this year...
That's amazing.....
And it's a buyers market this year

That is amazing! My girlfriend is a real estate agent and last year was a little bit better than the previous year but she still only sold about 5 houses. She found houses for about 5 buyers and she did probably 10 leases. This year is already looking much better for her though, she has a lot of buyers and a few potential sales already in the works (and the market here usually heats up right around the spring so it could be a very busy time for her soon)

Yeah around here 5 is pretty good
Of course she has a YT channel which helps
 
I'm positive it is. As a rule doing business with NY'er who has been around the block can be a challenge. ;)
I'm from the Hogans Heroes TV days and a phrase whoever did that should be shot or sent to the Russian-Eastern front , typical lingo of the day...

Several months ago I was watching a house video and Adam's homes runs carpet all the way to one side to the kitchen island and about everywhere else... I replied in chat whoever did that should be shot....

Seconds later. DELETE
And that was either my lady friend or YouTube...

I have a problem with liars, or people who take me as stupid and don't think I can read between the lines. I had a few brokers play that game with me, I had no problem setting them straight and moving on to someone else.

Last year, 2024, we sold our old home, and bought a new one. It seemed impossible to find a good realtor, we gave up and sold our home ourselves, and also bought from a private seller. Finding a realtor who is honest, and has ethics, here in Prince George BC Canada, seems impossible. I know 2 people who are both buying and selling here right now, and they are doing so on their own as well.

Honest brokers are tough to find, but they're out there. I found the vast majority are dishonest and think people are stupid. Then you have the brokers who have no clue how to sell anything. One of the worst things a broker can say to me is "I'll take care of the engineer's report, you don't even have to be present for it." Yea right, no thanks I'll do my own check or hire someone you have no connection to. I remember another broker saying when my wife saw a house she liked, "make sure if you want to make an offer, make your offer over the asking price or you'll insult the seller." LOL In both cases the broker was not thrilled with my reply. ;)

Now what I do if I'm going out with a broker is tell them upfront I'm not the easiest person in the world to do business with, then site the engineer's report and the story about insulting the seller. If they rather not do business I understand. It helps, me and the broker.
