Realtors in Florida

You need a lot more than a 2-car garage.... 5 maybe?
Yes. Especially since most newer 2 car garages can't fit 2 cars. I know most people in Florida don't use their garage as an actual garage because the house have no storage, and your water heater and HVAC are also in the "garage". Actually I only need a garage with 2 doors, but it's got to be deep enough to park a total of 4 cars (with the 2 "car" spots deep in the garage for my tools and workshop space).

Funny I was thinking about this yesterday.
I saw a new house that was 2200 square feet and foolishly to get that they have no garage...dumb move in Florida

My home was built in 2000, it has a single door two car garage but it's smaller than it should be. We insist in putting our cars in the garage, and we do, but there isn't the amount of space that should really be allocated for two vehicles.

My kids have older homes, and their garages are much bigger than mine even though they cost less, typical.

My house was built in 2000 too
But I got double doors and it's 24 x24
I have 7 garage spaces and still can't get a car in...
Going to dump it all but still probably need a 3 car

No disrepect to anyone but as everyone is screaming costs are too high, builders are cutting costs were they can. Tract homes are going to be the worst. Finished living space will be $350 psf whereas a garage space will be $65 or lower.

The last house I built had a 4 car garage that was large enough to keep 4 cars at the same time with the doors open. The limiting factor though is wind ratings on the garage door. This becomes a wind mitigation issue.

And no, I never had 4 cars in there and towards the end I was lucky to get 1 car and my Harley in it.

I actually like those long two car garages with an offset space...hard to explain but most 3 doors don't look so hot...

That Richmond American RV garage is the bomb but if I retire I don't need the space and RA isn't the greatest builder but in my younger years it would have worked well for me....

Had an issue today and I pulled a nasty...
I have a great agent in Florida but did not bother him as he has other things going on.

Seen a house I wanted and called the listing agent Thursday morning.
Asked about the house and of course he was clueless. Couldn't even tell me the builder which
I already knew. Seriously.
Without asking he tells me tomorrow is the open house and he will live stream it to me
and that way I can see the quality of it. He was going to get into all the hidden spaces and yada, yada, yada :)

He went on to bloviate how he has shocked the housing market and all of that good stuff.s
Typical nonsense nobody cares about.

Fast forward. Nothing from him. Zippo. Just 5 minutes ago he sends me a builder list of who could build
on one of my lots. Oh really... Nobody asked for that.

I called him just now and told him he has been dismissed. He wanted to plead his case, so I hung up and
blocked him. Nice and sweet. loser!

Was I mean? :)
As a buyer, never bother with a listing agent. Carnival barking is their SOP. Bother your trusted agent to look into the property if it is something you think you are interested in.

This doesn't have the best colors or curb appeal but the garage is great for community living... I like the garages on the left and only the two story model.... seen many under $400k in very nice areas.. I don't have an RV but would have been great for my business which was very discreet and not a nuisance in any way.... no walk in traffic

Garage guys
I started the video right when he walks in
It doesn't appeal to everyone but many like it

Interesting. I wonder how many homeowners can back their fifth wheel RV in there without tearing something up or being fodder for YouTube "look at this dummy" videos?

Never seen an issue as it has it's own lane and I guess elderly folks may have a problem

IMO the garage is the most important part of the house, and the builders really dropped the ball with most of the garages in Florida, unless you go custom build. Most of their two car garages are a joke. I need as a bare minimum about 28' in depth, and 22' wide, even that is on the small side. Then add in an 8' high door like I have here. Coming from the North East we're giving up a basement.

They would call that 4 car around here.

My current is 21 deep and I am pretty happy. The old house - 1996 Pulte build, was 19 feet.
They have them close to that size with just under 20' wide. That won't work for me. IIRC I saw a house with a 28' deep 22' wide garage which was nice, and doable. The HVAC and water tank inside it killed that deal, they should have put it in the laundry room. My wife is not a happy camper because of my requirements. The recent heatwave reinforced my hate for intensely hot weather, and the thought of it running for months on end has me rethinking this big time. ;)

Well I took the wife to Orlando last week and it was cooler than here :ROFLMAO:

I honestly would not be in a rush to buy in Florida if you have never lived there before. Rent for a year - or even one summer. If you survive, buy then.

My water heater is in the garage also but its tankless so its not bad. HVAC in the garage sounds silly. I think mine is 21'3" x 19'5" inside dimensions so my guess is on paper that it was 22 x 20.

I hear ya. I'm in no rush, especially with the market falling there, and the high insurance rates which keep moving higher.
