I guess it technically qualifies as waterfront.

Probably a leasehold estate.. Typically not a big deal. Huge swaths of row houses back east in Baltimore and surrounding cities are like this.

The location (sparsely populated area in the desert away from metro areas, waterfront meaning a river, etc) partially helps explain the price.

A lot of house for the money, with some great amenities including a nice dock.
Note the lack of cars in the vast garage space.

I thought the Colorado River was far more formidable than the photos show.

I wonder if that part of the river varies the level. Some spots get really low and ugly when they slow release from the dam upstream. Also the lease is concerning. Could be a 99yr lease like Mexico does to foreigners. Just keeps people from buying up all their land but living on it yourself is no issue

Zillow and realtor dot com show listings for waterfront homes in all 50 states. My life experience suggests your definition of waterfront being exclusive to ocean front property is not widely accepted.

Lake Havasu is HOT and this being down river is going to be hotter. 10 day forecast shows highs from 108 to 119.

I love the home and would consider buying it. Sent the home to my Wife, she also like the home. There is a whole lot to like about that home with the exception of California taxes and regulations.

You live in paradise three months a year. The best weather I have ever been in for three months a year. The other nine months where you live...... misery......
