Very true. I've traveled around most of this country, and there are very few places I would choose to live. I am happy to be in such a place now, but no, I won't say exactly where that is, because the last thing I want is even more influx from people fleeing their poorly managed States. Then continuing to support the same ideology that caused them to flee the previous State...
 
Just curious. I see all the homes in that subdivision have dark roofs. Why on earth would you want more heat in your attic? Is the color some type of HOA requirement?

Just had my 20 year old roof replaced. The roofing guy said Black is the number one choice in shingle colors....he said by a wide margin. We went with a lighter beige/brown.

Regardless, although I can't comment on the build quality of the town, the home appears to be more likely than not a great value at the listed price point. I went to town's website and the chamber of commerce website and was unable to get a sense of the town.

I have an opportunity between Carlsbad, NM and Roswell NM. This Seminole, TX home is about 100 miles from the opportunity (this home to far to commute) , bought through the home was well worth sharing. If I needed a home today, even an interim home, I would put this as a strong possibility.

Finally, another Nick Johnson video not so favorable of the broader TX Pandhandle area. Seminole, TX is not in the TX panhandle, but the video does provide some context. Note Nick's video is for entertainment, and he has a very dry sense of humor. Lots of unspoken truths in many of Nick's video. One comment from Nick in this video " This (Panhandle) is the real TX, and most Texans couldn't handle it here.

We don't count F-Zero's.....It's just a storm with rotation:).

I live in Fort Worth where a Tornado is far more likely to occur & only one caused major damage in recent memory when a F3 ripped across the cultural district into downtown 26 years ago.

I don't know why people make blanket statements about a state as vast as Texas.....

Tornado Alley has been shifting eastward for some time. The NWS was studying it - well they were before Elon let them all go so who knows now. Anyway there are more tornadoes in the Northern Half of Mississippi, Alabama and GA now than there are West of there. So there is that.

@AZjeff , this is a basic list of priorities on location. Of course, one can't have everything on the list, it is reasonable to accept a state with no state income tax more likely than not will have higher property taxes.

  • Location
    • No state income tax
    • Low state sales tax
    • Low state property tax
    • State that has a balanced budget (or surplus)
    • State that does not have unfunded retirement
    • State that follows the U.S. constitution and the spirt and intent provided by the U.S. founding fathers
    • Full embrace of the second amendment, and the reasons for the 2nd amendment
    • State that believes in law and order, and the state has a full and unwavering duty to protect its citizens, both in body and in property
    • Prefer one day drive to greater Denver area
    • Location that allows the stars to be viewed at full strength at night
    • State that meets its “mission” in enlistment in the armed forces
    • State that hasn’t had a change it its elected representation due to interstate migration
    • State that embraces free enterprise, self-determination of the people domiciled in the state, and a state that doesn’t put unnecessary barriers to entry to business, trade, or commerce.
    • State the recognizes that taxpayers of the state pay all the bills, entitlements, grants, etc.--- the state in itself pays not a thing.

My Adult Daughter's and mother of two our two Grandsons Location priorities:
  • Close to Starbucks
  • Close to TJ Maxx

Thanks for the information, So basically only a small portion of Texas is in tornado alley (Texarkana area) still. As a kid I always heard the eastern half of Oklahoma was a hot bed for Tornadoes....My mother grew up in Pawnee, Oklahoma in the 50's-Early 60's, Always thought she had a irrational fear of Tornadoes & bad storms in general.
 
Wow. We moved to Arizona to escape Pa winters, both kids were going to be here, and I liked John McCain. Kinda lame.

@GON, are the political/governmental considerations more important than the physical location, geography, and climate?

Generically the worst area for tornadoes is shifting East do to overall climate shifts. I have read a few articles on it, and I know the NWS was studying it.

However you can get a tornado about anywhere. There was one in the Boundary Waters a few years ago that trapped a bunch of campers from all the trees blown down. Boundary waters is far Northern MN near the Canadian border. We get them here - they spin off of hurricanes. So in reality everyone should be prepared I guess.

So what state(s) meet your criteria listed above? I bet at least one of those states has a Starbucks and a TJ Maxx store.
