I guess I should say observations.
I'm selling a house and I called a recommended
realtor.
He didn't want to meet me at the house but wanted to give me comps over email.
I asked him how can you do that when you have no idea what's inside and forget about square footage
comparisons as I been all through that area and I haven't seen a comp. ( Lived in the area since 1967)

No this is not a case of the seller thinking his place is worth a fortune. I know that mindset but I'm
thinking this guy is just lazy as he has no idea if this place is a $65 a square foot house or a $300 one
and the area is very diverse $$$$ wise and the house was gutted inside and out.

I suspect he is a appraiser that uses the net for his appraisals and from my experience you can't do that.
So I went elsewhere.

Anyone else get this treatment? No we did not talk commissions or any of that. He asked me when I was ready to sell and I said NOW!
 
Some only want to get the listing and hope someone else sells it. List as many as you can and sit back and wait for someone else to sell it.
 
Thanks. I have not run into that but that does sound like what's going on.

Maybe he fell into the trap of just giving what people want. Lots of times they call and want to know what their house is worth, but you're right, you can't really say without actually taking a look. But maybe sending you comps was just the first step in that guy's approach, if he actually listed it without visiting, then that'd be really suspicious. Sending the comps may be his way to figure out if you've got a realistic price in mind or maybe it's just to set expectations.
 
Similar issue you run into with moving companies where they want to give you a quote over the phone and have no idea how much actual stuff you have.

There are so many agents out there that you should have no hesitation about feeling good about the one you are using.
 
He likely have comps first to educate you on local market. It's good review material before you meet with agent to understand what you are up against.

Reality is in the end home pricing and appraisal is based mainly on location then actual home itself. My home across same town would be worth $50-$80k less simply because of what end of town I am in.

I'd meet with him and see what transpires.

Yeah, I never even really ask why they're selling but most people tell you anyway. But when people ask why the seller is selling, I just tell them that they don't need it anymore. Some of my colleagues find it funny when they try to dig for more info and I just don't really give them an answer. It's really a pointless question that people like to ask. If the numbers are right, the seller will sell and if not, they won't. But yes, they just want to find out if the seller is desperate and it's the real estate agent's job to never tell. Or rather the good ones won't say and the bad ones will blab it all away.

Agreed.
I just tell them that I want to sell but don't need too.
I'm willing to wait for a fair price.
I'm also not interested in wasting anyone's time or having mine wasted.
