Metal roof or shingle

I have some hail damage and I'm considering my roofing options.

What are your experiences with a metal roof regarding lifespan, noise, color degradation over time, maintenance, etc.

Metal is more durable and I haven’t noticed more noise when it is over a solid deck. However, my hearing is crap.
 
My parents had a metal roof put on their house 25 or 30 years ago. The roofing was put on with screws, and overtime the screws will back out. It did take 10 or 15 years before they backed out enough that we had to get up there and put them back in. Also, the metal roof is more noisy than asphalt shingles. On a sunny day, when clouds go over you can hear the metal roof expand and contract. My dad told me he wished he had put the shingles on instead of metal roof.
 
Metal every time as long as you don't have a lot of complicated roof lines. My father-in-law's house was built in the 1940s and has the original metal roofing and it has zero issues. Standing seam metal roof is very common on old farm estates in this area, many of them in place for 50+ years with zero issues besides requiring an occasional repaint.

When it comes time to replace our shingled roofs we're absolutely going with metal.
 
metals vary as do shingles + generally theres no tear off around here in Pa as furring strips are fastened to old roof + metal fastened to them. like anything proper installation is key metal thickness + spread of furring is key, sometimes grounding is required + although, no experience thinking metal would be more dent prone + surely will be a bit noisey + rain pattering on it at a cottage i remember years ago was nice IMO. buy the best you can as labor is costly so longer life is cheeper in the long run unless you DIY it which is hard work but easier than handling long pieces of metal that can be order in different sizes or made on site like seamless gutters as i seen on a job i worked on years ago + was installed on a solid new plywood surface i helped install

Metal is more expensive but it will last you way longer than asphalt. If I needed a new roof, it would be metal for me,
 
Metal is very durable roofing and will last longer than asphalt. if you have them place extra foam insulation panels underneath you shouldn't hear any extra noise inside the house. You want at least 4inch polyiso foam.

After about 10 yrs or so you'll want to have the fasteners checked. They can back out with he expansion and contraction. Some of them might need to be replaced too if the rubber washers sealing them degrade somewhat.

Color retention is usually pretty good most of the name brand roofings have 20yr color retention "warranty".
 
I have a family member who had a metal shingle roof installed. They used clips with quality screws to attach the shingles to the underlayment. The clips are covered by the next shingle. Also included was a soundproofing layer. It is noisier than a asphalt roof but not by that much actually. This was almost 20 years ago. The roof still looks brand new.

I’m not sure if you get snow in your region but snow will shed off a metal roof a lot easier than a three tab roof. In the case I mentioned above the show shedding damaged the gutters that were original to the roof. New gutters had to be installed and a “Leaf Guard” type system allowed the snow to slide over the gutters without ripping them off. Heavy rain will drain off the roof quickly so either way make sure your gutters are capable of handling the loads.
 
If you go with metal roofing, you will want the standing seam installation. This type of installation costs more but, there are NO exposed screws. There type of installation has a less chance for leaks. Personally, I like architectural style asphalt shingles.
 
There is metal & metal and then there is installation know how.
One has to take into consideration gauge & material, the thinner it is the cheaper it is, but there may be some new materials that may be thinner, lighter and equally durable. As far as installation it ought to be installed OVER a waterproof membrane and a neoprene membrane, there may be one that fulfills both requirements, most people forego this because if cost and they regret it later on. The neoprene is for sound deadening.
 
A Family member had a Metal Roof installed and it looks like asphalt shingles.
The panels measured about 2'x4' and were stamped with the shingle look, and coated with tar and granules.
From the street, you can't tell the difference.
Came with a 50 year warranty.

But like any job, proper installation is required.
 
Just went through this. We chose shingles as heavy metal was a request and lot more expensive. To bad she got a terrible job as shingles look great, but they covered rotted plywood and won't warranty their work. We have 31 square newly installed 2 weeks ago now will have to take sections out to repair damaged plywood. Owner claims plywood price went since estimate and we couldn't afford (his words). It's my fault cause if I wouldn't have replaced trim on roof it wouldn't have been seen therefore they didn't see it. All trim was rotted from roof.

I would normally say metal roof all the way, but if you live in an area that gets bad hail, I wouldn't go with a conventional metal roof. I believe most insurance carriers these days won't cover hail damage to metal roofs.

I had an Amish outfit put a metal roof on my home last year. I love it. Zero difference in noise over the previous architectural shingles.

The cost was less than half of what a commercial outfit would have charged me to tear off and re-install shingles.
 
I have metal. It's nice. If you have attic insulation you won't really hear the rain. Which is a shame because it sounds amazing. Like said the screws back out and the snow slides off. I don't have gutters but rather just a gravel bed around the foundation to take the rain torrents.
 
If I didn't have the driveway next to the house and parallel with the roof peak I'd go metal and never worry about it again.

I love the sound of rain hitting the metal roof in my parents' house.
 
Depends how long you intend to stay in the house. Average ownership is about 10 years. The metal roof will cost more than shingles. They're not that common around here, not sure it would give you a big boost in resale pricing. A regular asphalt shingle roof will last 25-30 years. Now with the new shingles out there, they claim lifetime but maybe they really mean 40-50 years. I would shop around on price. I've gotten roofing quotes in the 12-20k range for the same roof and the same materials.
 
Not all metal roofs are maintenance free. Some have their hundreds of screws exposed. The rubber washers over time will detoriorate.Then you will have water getting by the screws.Then several hundred screws/washers will have to be replaced or you will get leaks. Sure they say the screws last a long time but they haven't been around long enough to be really time tested. In snowy areas, I have seen where an ugly long bracket has to be installed to keep the snow and ice from sliding down and off the roof to prevent injury. Metal roofing will also dent in a hail storm. Myself, I would never consider a metal roof unless it is an architectural one where it looks like actual shingles but that is very expensive. I would go with a high end asphalt shingle.
 
I’ve used ondura over aged asphalt shingles

If your roof is uneven from setting it’s 1000000x easier to install, cheap and lasts a long time, just sucks if you need to walk on it and if you get a lot of snow slide offs.

it’s paintable and usually is a 20+ year option
