I was wondering if you had a delay or still set on Labor Day (I've done THAT on a Holiday - Why isn't the market moving??? hahahahahaha)
Yeah, I was just using the Apple app
I don’t run any real time apps on my phone or any place else unless I log into my Schwab account online
I’m not that active Nor do I want to be consumed every minute of the day, even though it seems like I am😂😂

OK now I really have to go dig a hole in the mud for a tree

I gave up on that stoopid iphone stock app. I think it was designed by someone with no experience, no actual stocks. Sometimes Apple is super, then there are things like this and Siri they.............well............lag!

Yeah, I know. I find it handy going about my day.
I’m not sure if you know, but at the bottom of the page when you click on an individual stock inside of the Apple stock app, you can get a yahoo instant quote. You can also see after hours trading as well.

I typically click on the grayed out yahoo link at the bottom of the page but I just saw today if you click on “more news” from yahoo you will also get the instant quote but that wasn’t always so and/or you may not get aftermarket from that link so I just stick to clicking on the grayed out link where it says “ yahoo finance”at the very bottom of the page.
I really don’t need instant quotes unless I’m trading, but I’d like to see after hours just for fun. It means really nothing by the next day unless something is really getting hammered or going up.

Ok, fully invested again except for $8 left. Current holdings WMT, META and just rounded everything out with with a fresh purchase of GM stock since the auto companies got some bad press today... Call me crazy but at 5 times earnings all while the CEO says business is great ... well. We will see, I just feel more short term comfort then when I owned NVDA.(hope I am right darn it! *LOL*)

I was down around 0.20% now up 0.03%

I just peaked at 1:45 LOL came back a lot!
As cynical as I am, it looked like a play for the big money to buy shares up cheap.

However, I don’t think we can deny this market has had one heck of a long run and I can’t help but wonder when the big correction will come. I can partly assume that I will get burned because I’m always skeptical of everything but I change my mythology to just go with the flow some years back and thank God it worked out OK

Long forgotten, but not lost. I see it has some revitalized life in it that I have to read up on..
Need to move it into some kind of exchange. I don’t expect it would ever come close to acting like bitcoin but what if it did?
Wouldn’t that be ironic?

I have a bunch of it on some hard drive on an old computer and I’m not even sure which one it is, but I think I need to dust those things off figure out which one, hope I can start them up to figure it out and then try to remember the procedure to open it up and hopefully hopefully get it onto an exchange for storage and off the hard drive drive😂

Real estate as a whole is highly regional. It is one of the most pure instance of supply vs demand. With interest rates expected to drop, mortgages become cheaper so home prices are likely to rise, all else being equal.

It has to a degree. You need to remember this is a professional market - so there likely won't be a "crash". The write down will be managed, no jingle mail. If an owner can't pay they will reach out to the bank and see if the can rewrite terms, or extend, or whatever. Banks have no interest in owning these properties, and since there are virtually no buyers, there often better off taking the write-down and restructuring the loan - taking what they can get.

For example - I follow this guy on Twitter, he posts examples. There are a couple good podcasts also - Chris Whalen is an example of someone to look for.

So far its no happening, at least in mass. Mortgage rates are lowest in since 2022 but applications have not increased, according to the analysts.

Fall isn't exactly home buying time either.

It could be a liquidity trap. Since rates are falling and expected to continue to fall, there is no rush - wait and things will be cheaper.

Also remember the current market price is set at a 3% mortgage rate - thats how we got so out of whack. When rates rose no one wanted to sell for less - real estate is sticky. Maybe rates go back to a 5 handle, in the meantime wages rise 10-12%, and were back to something approaching historical affordability?
