Mine is 22x22 on the inside. I keep a minivan and f150 super crew long box in there along with a work bench, two cabinets and enough stuff to edge into hoarding territory. You can never have enough garage.

Give yourself 2 extra feet. I think a larger garage will be a good selling point when it's time to sell. As pointed out by everyone, you can never have enough space. You have to remember that most families have a least one larger vehicle. If they can't park their SUV or pickup in your garage when you are selling, you will have less people interested in your house.

Excellent point.

Go as big as you think you can. Seriously. Consider the biggest vehicle likely to be in there could in there at 20' long (some classic 4 door cars were up to about that long) and it'd be nice to have a bench in front too. I'd say a minimum of 24' deep.

Just think- it could be another BITOG'er looking at your property and they may just pass it over for one with more garage work space.

I have a 22x24 with about 3 feet between bay doors. The "middle" is where the snowblower or lawnmower gets stashed. I have shelves all around the perimiter. The far deep end of my bay used to have a motorcycle up against the wall but now has random engines, transmissions, and a tire balancer.

The front of my wife's bay has sawhorses and a bunch of vinyl siding that's going to get put on "someday" along with kids bikes, sleds etc.

I'd go wide before going long. It's good to have swing room and door-opening room.

PS I'm like LarryinNewYork, garage is for frequently used items and tools. Stuff like my off-season tires stay in the woodshed.

My garage is 18w x 19d and has a RAV4 and Xterra in it right now. It's tight opening doors, we park slightly left for more driver door room and the passenger always gets in/out outside. Looking at it with the rear bumper 6" from the door a Harley would fit up front but you're not walking between the bike and car. Hang some stuff on the walls and it gets much tighter.

From a selling standpoint any garage is way better than no garage obviously. Have you looked at the size of garages in your neighborhood? You don't want to be on the smaller side, that's noticeable to buyers since they're going from house to house looking. Don't undersize to save a few bucks now and put yourself at a disadvantage later. Kinda curious how you determined you can get back the cost of a 400 square foot garage but not one that's 440?

Last thought: what size would YOU like? You're living there right now, why not build something you'll be happy with, within reason, and let the market do what it will when it's time to sell?

I have a 20'X 20' garage and it could be deeper. 4' more depth may not cost a whole bunch more and would have been nicer. Garages are never big enough. The house I live in has a 30' by 70' shop and with my daughters horses hay and horse trailer it doesn't seem big enough.

I'd definitely go 22x22 at a minimum if it will fit. I'd also recommend an 18' wide door if you could go 24' wide on the garage. 16' doors are the worst. We aren't talking much more money and I'd say most buyers would love a little larger garage over one that's too small.

What I want is a 20w x 22 d with an 18ft door.

I'm going to spend the extra coin and stop being cheap. It's only a 1k difference. I'd like to go wider however my wife wants to keep 1/2 the yard usable. My lot is 45x130 with a 10 ft side drive which is sadly large for a Chicago lot.

What are you doing for the roof, trusses? Price those in a couple different widths.

What are the "vehicles" you are talking about ??

I had a 2007 Chev Uplander RWB that fit in my garage with room to spare.
I recently purchased a new Dodge GC that is wider/longer and now not near "the room to spare"

We built three years ago and went with '24x24' again. No basement so garage is our storage. Works well since we have one vehicle. Build as much as you can afford. Regards

It's going to be a hip style roof as it matches my roofs. The companies cut the lumber on site. I looked into building it myself but I'd only be saving 2k.

IMO go wider. Leaves room to open the door of your cars when they're inside. Ours is narrow and I hate it when the door clunks against the wall ... but it may depend on what vehicles you're parking.

I'll tack here and ask "How High?" A tall ceiling gives you room to store stuff or even create a loft. Incredible amount of storage space + it gets stuff off the floor, freeing up room where you walk, by storing it up high where it's out-of-the-way (and you don't walk....). Plus it allows you to have a taller garage door.

Heck, then you could install a car LIFT! Easy under-chassis access, no fuss oil changes, no more ramps, lift the car to a comfortable height for wheel-level work, vacuuming out the interior, etc.

Even more possibilities!

Think about it.....

You won't regret it. You're happy, wife happy, win/win! Blame it on us. You're welcome!!

Signing contract tomorrow of my garage. We got 6 quotes and went with whom we felt the most comfortable with.

20x22 w/ 18ft door.

In our neighborhood attached garages are 19' x 19'. My detached garage is 22' x 22'. With two cars in the garage the extra 3' in each direction essentially doubles the capacity of area left over. It makes a big difference if working in the garage and storing stuff.

I have an extra garage on another property where I store another car of mine. It is narrow, which impedes storing extra stuff or having simple access. Id go wider to whatever extent possible. Longer can be useful for long vehicles and storing stuff in front, out of the way of the side access and somewhat out of view, but its less important IMO.
