garage threshold seal

I am remodeling my garage as it was never finished well. My garage door does not seal that well, the concrete is slightly uneven. Small toads can get under the door etc.

I am going to put a new seal on the bottom of the door, and see if that helps.

I have seen garage thresholds that glue to the floor to meet the bottom of the door.

Does that make it harder to sweep out, rinse out the garage? Anyone have one? Like it ? Hate it ?

I wouldn't consider one. I cannot see something like that holding up very long.

Can you adjust the travel of your garage door to close tighter and with a seal attached to the bottom should make it a better fit.
 
I just got a nice one off Amazon . Nice fat bulb along the bottom Screws to the door bottom held in place by an aluminum extrusion. I paid $35 for a 16' door
 
I have a couple of rental properties that have the glue down threshold seal and they seem to be just fine. On each it was added to stop a little water intrusion during a significant rain. No more difficult to sweep or rinse, and they've been on there for a few years now.

In each case the garage slab settled slightly leaving a gap on one end of the garage door. No amount of adjustment on the door would compensate for it without leaving the door crooked, and since it's a rental unit I would not go to the expense of grinding the slab, which would also be unsightly.
 
Spas I use what is called foam backer rod even on new doors. Just figure out what size fits your bottom bulb and thread it in. You will have to re program the stops on your opener. It's cheeeep and is available at your local contractors supply by the foot. It forces the bulb to function as intended not just lay there.
