Floor jack not holding up...

My floor jack (torin/husky) I bought in 2005 is not holding up. I noticed a leak at the piston and think it is a worn seal. Pulled the piston out and then looked at the seal, it looks OK.

I am not sure why my jack is not holding the weight....

Any suggestions will help.
 
bad seal- hard, torn, or chafed?

bad finish or oxidation on piston/ram?

bent ram or not true?

bad outside case holding the seal, case is not true?
 
Usually, if they'll jack there's nothing wrong with pump. Leakdown is usually caused by damage or trash where let-down valve contacts its seat.

Try opening valve and pump vigorously for several dozen strokes. (Maybe a few drops of TransX,,,what you got to loose?)
