FedEx now doing home deliveries?

Must be regional differences. FedEx definitely did not with some rare exceptions do home deliveries for about a year until now.
Maybe it’s your immediate area? Possibly even some other areas in the country? Yeah most likely regional or whatever they find lucrative.
I’m sure it’s possible since it’s not USPS

With that said,
FedEx started home delivery 25 years ago. Actually, I forgot that one time they did not!

FedEx Home Delivery was launched in 2000 under the umbrella of FedEx Ground, a subsidiary of FedEx Corporation. The primary goal was to provide a dedicated service for residential deliveries, complementing FedEx's existing commercial shipping solutions.”

Who knows as FedEx or at least the one in my area has always been a mystery,
My home is also a business and in a mixed use area but most not all of my FedEx packages ship and is labeled as "HOME DELIVERY"...

I now have a new fedEx hub in town when a few years back the hub was 2 hours away so things are better now with FedEx as at least I do get my packages, Before lost packages was the norm and that norm could be anything with FedEx, Lost pakages to unmarked or U-Haul trucks pulling up to the house with my FedEx package, I assume contractors was my norm with FedEx home delivery when only my business orders would come regular FedEx logo on the side truck.

Once 2 regular dressed girls in a Kia delivered my FedEx package! I had no idea who was knocking on my door wanting a signature, no name tag or even a Fedex hat, just a Kia in my front yard, didn't even park in my driveway!

All I know is now in 2026 I can count on IF its shipped FedEx the boxes will be damaged almost 100% of the time, damaged and or opened and re-taped but even with the always damaged boxes I may only have a damage product only every so often, Lots to be said for modern packing I guess?

In contrast I get 90% of my packages from UPS and USPS. My UPS boxes are NEVER damaged in the slightest, not even a small dent and my local USPS lady is delightful, I consider her a friend and always remember her with a Cash Gift at Christmas and my mail and packages I assure you are delivered with great care from my USPS friend!

I do wonder how almost EVERY FedEx box comes damaged and NEVER a dent in UPS boxes?

I have a theory...

That's another issue, was not able to find if I could take delivery from their dock.

Doubtful they will even let you drive into their DC, let alone there dock.
All shippers like Fedex Freight will let you pick up at their dock/terminal. The issue is "arranging" it as sometimes the shipper has to take care of this part for you and many simply won't. Best thing you can try is contact your local terminal as soon as you get a tracking number. Don't bother calling an 800-number, national call center either. Your ID needs to match the shipping paperwork too.

Fedex used to be the worst around here, but the postal service said “hold my beer” and pushed fedex into my number two slot behind UPS. The young people give me a blank stare when I still call them Federal Express.
