40 gallon gas water heater

I recommend Rheem or AO Smith. Bradford White has been the most problematic for my customers and harder to deal with warranty items.

I had a Ruud for 19 years, and it was fantastic.
I let a plumber talk me into a Bradford White.
Hate it. Virtually impossible to regulate the temperature.
Seems like there are two choices: scalding hot or cold as cubes.
Never again. Should have gone with a Rheem and saved over $500. in the process.

I was under the impression that they aren't sold at Lowe's type places, only plumbing supply houses. Not sure if they're like the HVAC parts places here but you can't buy from the HVAC houses unless you're a contractor.

Bradford puts a very large sacrificial anode in their water heaters. I pulled mine at 10 years old and 90% of the anode was still intact.
Our last water heater (pre-water softener) only lasted ~6 years before the bottom rusted out and leaked. Mistake I made was never draining and flushing it.... It was filled with literal (calcium) rocks !! I did pull the anode rod and it was in very good shape. Certainly much better than I was expecting it to be.
 
Don't get hung up on it being 40 gallon
People often think replacing with the same size means the replacement will "fit" in place perfectly (not saying the OP thinks this). Every manufacturer can vary though, there's 'short' and 'tall' versions of the same capacity, and so on though. IMO, don't hard-pipe into the heater, use braided, flex piping for the final connection.
 
A.O. Smith has a line of water heaters that I believe are only available through plumbing supply/contractors. These come with a 10 year warranty on parts and labor. It is not unusual for all kinds of consumer products to have a lower priced line that they sell through big box stores, but these often are lower in quality. There is a point with anything, including water heaters, where you get what you pay for.
 
Do Bradford Whites have a serviceable anode now? The anode on my 2011 model is part of the hot water outlet and is a huge pain to replace.

AO Smith. Installed an AO Smith gas (5 year tank) 40 gal. in 1992, replaced it in 2008 as a precaution only. It still worked good. In 2008, I installed another AO Smith (9 year tank) and it is still in use and works great. I flush it 3x per year but never changed anode rods in either...
 
Another Bradford White owner here. It came with the house when we bought it. It's 14 years old. Still works like a champ. Just did my first repair on it this year when one of the two heating elements went bad. Replaced them both while it was down and gave me a chance to do a good flush on it. We live in a small town but are fortunate to have a plumbing distributor that sells to anyone. Their prices are cheaper for plumbing parts than Home Depot / Lowes and it's five minutes from our house compared to 45 minutes for the other two.
 
I have a Rheem that is 16 yrs old. Still working.
That's good to hear, we have one going on 9 now....and as I recall it has a 12 year warranty....

It escapes me what came out, but it lasted 17 years (previous homeowner put it in).

I wonder if today I'd feel differently, likely yes to the one that has the assist or higher efficiency. That is last time I passed on wifi enabled and high efficiency. I did the math and it didn't seem to make sense. Today I do have a stainless steel liner since the furnace got replaced.
 
just installed a rheem 50 gallon to take the place of a 50 and a 30 gallon electric. also re piped in the process. base model rheem now has upgraded control box and brass drain.

Whirlpool and A.O Smith seem to be the best quality so far. When I worked for an apartment complex in maintenance we had numerous Rheem water heaters fail after installation. I'd look for one that says self cleaning on it.

I see that you are installing in a closet. Be certain that there is adequate make up air available and not a sealed closet.

I have a Richmond that is 26 yrs old this month, still working fine but I am in the process of preventative replacement of it when I get the time or if it fails lol. I am a fan of AOS gas water heaters as my choice for replacement.
