I use spray lube specific for garage door openers / chains. I thinks it's called Famous Blaster and it was less than $5 from the local hardware store. Works good and no awful smell like gear oil
 
I had some Maxima Chain Wax leftover from when I had my Ninja, so I sprayed it on my opener chain. Didn't do much to quiet it down, since part of the chain actually rests on the aluminum track and slides along it, but at least the chain was lubed and protected.

Finally got tired of listening to that noise, so I installed a Genie Silentmax. Belt drive, DC motor, no lubing. Best thing ever.

And lube with 3 in 1 garage door stuff whenever you feel like it.
