Well that's a kick in the butt. I had Stamps.com (STMP) on my watchlist for a good entry and I see that it's up 64% today.
 
Ive heard of some mom & pop landlords now offering non paying renters ‘Cash 4 Keys’ just to get them out of their property. Imagine having a renter not pay for 14 months, yet the property owner has all the financial liabilities, taxes, maintenance, insurance, association fees, etc....

From what I hear Titan properties (one of the big 10 nationwide) has made big money this last year off non-paying renters via big CARES money and a bailout, the money exceeded what they normally collect and they have been buying up large swaths of homes/properties during the pandemic despite high default rates.

Always winners and losers when government grants flow like water but you gotta know how to play to get gov money.

I expect Titan will pivot quick when gov money dries up.

You know what you are doing and more picky when weeding out possible problems and bad renters.

Some landlords are on the verge of bankruptcy with the CDC rent moratoriums killing their cash flow.

My parents are being extra picky now and the average vacancy went up to about 2-3 months. They are old and would rather lose a predictable amount due to vacancy than to get stuck with a bad tenant and get a heart attack.

So far we have seen a lot of candidates who said they would come and sign the lease and no show on the day, then there are those who refuse to drive to sign the lease because they are 2 hours away, or renegotiate after the price is agreed upon during the signing day.

The latest is Section 8 suddenly decided to lower the amount of market rate so it is a definitely no as well. We feel bad for the candidate as his family is the only normal honest people with good credit not trying to abuse the system.

I never really have that problem. Usually I have pretty strict demands which is usually 2-3 month's rent at lease signing and if they don't have it, they don't even get to the lease signing phase. I'm actually ok about skipping the lease signing. With Paypal and Venmo, you don't need to meet in person for the cash and with Dotloop, docusign, you can sign forms electronically now and they're recognized in our state as legally binding. I think even Adobe Acrobat has an electronic signature option.

Section 8 is negotiable. Plus you can always raise the rent the next year, they usually go along with a nominal increase as they don't want to force their tenants to move over a minor increase. It may be a good thing for you though, the nicer more expensive units, the Section 8 tenants can't afford.

That's the thing, some of their units are rent controlled so you got to be careful who you rent it to. We also have older units with landlord paid water and parking included, and section 8 won't adjust based on that. If it is 100-200 or so difference it is fine, but this time they are lowing from 3300 to 2800, that's too much of a drop.
 
Nobody has a crystal ball for sure. The market is crazy and we are due for a correction, that’s how much I know.
We had a mainly housing market crash last time, this time it may be the stock market. 🤔

I agree with you. Lots of bubbles and bad news on the horizon.

I’ve been buying HCA for the past decade, this healthcare organization is considered the Walmart of healthcare. I am very familiar with this company because they are one of my accounts, they run a very tight ship.

HCA is a long term holding for me.

Bought some SPG $130 (aug 20th) calls Monday $1.00 each. Sold for $1.45-1.65 this morning. They then proceeded to run all the way to $3.30.

Yep, left some tendies on the table there!
 
I'm in two turds right now but not getting into anything else soon.
Weirdly I enjoy the struggle.

I'm also selling off the cheap shares and replacing them with cheaper when I can.

One does vary its price through the day wildly and although it is down $2 a share average.
I am flipping it 8-10 times daily. Sometimes for 50-60 cents and other times I'll
take 5 cents.

Although stuck for now I am not ignoring the option to profit daily.

I have no plans to ever sell for a loss. Riding the waves.

Of course come Aug 4'th I'm taking the dividend. lol

I don't share the patent thrills of today.
Watching it to see if it matches pre-market trading
If so I will get out.
Most likely after the thrill it will go back to cheap.
