Selling off property question and problem.

I'll chime in,
I have pool people to the left of me and it's now summer so guess what!
I have college, high school graduates on the right of me, with a barbecue so guess what!
Behind me I have a new couple that have decided to extend their home Out close to my 6 ft wall, this impacts my quietness now I hear them talking, and a screaming kid that seems to like to scream non-stop this has been going on for about a year.

I'm retired,
I have no kids living with me and I did once enjoy the serenity of Suburbia, but not any longer.
Where do I go were I'm not priced out? Everything is so escalated in cost I would give up all my Equity! But I am not giving up, I am looking at other parts of CA.

So to the original poster it could be worse! Just my two cents.

Every state is different, but generally people have a right to access their property - hence the easement.

How is the road shown on the Plat, Is it a road, a public easement, a private easement, or?

If there is no other access, then there going to use your easement, because its already defined. If you try to block it and its on the plat they will just sue you and likely win (but nothing is for certain). Even if you sold it and there was no easement whomever buys it can petition the court for an easement / access. What they get and how its determined will be up to the court / precedent.

No one can say anything for sure, because every property is different. But if you don't want them driving by your house you need to figure it out before you sell. The attorney cost and building a new access may or may not be worth the trouble?

I think a petting zoo will become an around-the-clock job, and with all the regulations you'll have to comply with, will never draw enough visitors to turn a profit.

You're in SoCal, and they love their regulations. I'd seriously consider talking to an Attorney familiar with property compliance concerns.
For example: Is there a potential to effect some animal that is considered an endangered species?
Are you ready to comply with ADA regulations?
Are they going to fine you for making 'improvements' to your own property, if you do so without a permit?
The list goes on.

I'd just make sure you know what you would be in for, before doing anything to alter the property.

Did you get your well issues resolved ?

You once mentioned a few problems with your well.

There are a few members of this forum that would do great at the petting zoo.

I mean as captive animals, not someone to run the operation.

We had huge amounts of rain. The Mojave River flower for 10 months. This raised the water level 1 inch per day in my well. It's ok so far.

It's likely to have more trouble in the future.
Hate to say it, but your financial situation doesn't support your current rural lifestyle. Selling things for small amounts of money to make it work (temporarily) isn't a long-term solution.

I think you need to look long and hard at leaving this chapter of your life behind and living in suburbia with the rest of us.

I don't think I could live with the general public and they probably wouldn't like me much either .

I don’t see how moving to an expensive burb helps. By a Prius and commute in. Or find a weekend job. Mobile mechanic?
I already have 2 jobs lol. My m-f job then my ac stuff I do on weekends . Then there's honeydoos which take up any leftover time

Now I have to put a water pump in cousin Casey's trooper. And that involves the timing belt so here we go.

Just another thought. I'm looking to retire in TN. One big problem is that too many people build their house on large lots, like 50+ acres, yet position the home 45 feet from the main road. I'd place the house in the middle of the acreage given the choice.

This is especially strange to me when the house is both close to the road, and the road is a hill. Noisy trucks bellowing up the climb all day and night. WHY do that???
Many times people build close to the road due to the cost of running utilities . I have a neighbor behind me built so far back from the road that it was impossible to tie in to city sewer . He had to put in a treatment plant . Power companies will run their lines a certain distance and then charge for the construction costs if you exceed that . It's just something to consider .

Put a trailer up on the extra lot, regrade your road right by your house so the ROW is slightly more out of your sight, and rent it out. If the people are nice, you've got "mailbox money." If they suck, keep raising the rent until they get the hint.

Edit, you'd have to drill another well. I say network and find a well drilling guy and offer him a years' rent if he sets you up with two wells.

Without access to the lot who would buy it? Does your property have a recorded easement allowing access? What if you sold both your house and the adjacent lot and moved?

Petting zoo? Where would people park?
Second a petting zoo would likely be considered a commercial enterprise and require the correct zoning. If not it could open up a whole can of worms to change that.

You could not pay me enough to be a Landlord in California. There is no such thing as eviction.
