Selling off property question and problem.

Animals need water and power. You don’t have much of either. Running a business is costly? What differentiates your zoo?

What is the tax burden?

I like the course of action of not selling the lot because who knows who your new neighbors might be , not starting a petting zoo as the regulatory issues of operating a animal business in California.

What I do like is you raising your ac repair side business prices to what a dealer charges. And do more ac repair business on the side.

Without knowing your financials, it's hard to say whether or not you should sell your land. Knowing what I know about you, I am guessing your heart is saying no? You just said how you won't like how it'll change traffic and such. I imagine privacy would drastically change too.

If you're entertaining the selling of your land, why don't you entertain moving out of California?

Don't let it go unless you feel like you must. You will probably regret not having control over it once it is sold. Keep it like others have said unless it is a burden or you need money.

Our (her) plan for the lot is to make a petting zoo and charge admission.
I think the rest of your points are really personal preference, but operating a business is not something that you can casually do if you want it to be successful. Just because you have a plot of land doesn't mean running a petting zoo is going to be a great business idea.
