Realtors in Florida

Honest brokers are tough to find, but they're out there. I found the vast majority are dishonest and think people are stupid. Then you have the brokers who have no clue how to sell anything. One of the worst things a broker can say to me is "I'll take care of the engineer's report, you don't even have to be present for it." Yea right, no thanks I'll do my own check or hire someone you have no connection to. I remember another broker saying when my wife saw a house she liked, "make sure if you want to make an offer, make your offer over the asking price or you'll insult the seller." LOL In both cases the broker was not thrilled with my reply. ;)

Now what I do if I'm going out with a broker is tell them upfront I'm not the easiest person in the world to do business with, then site the engineer's report and the story about insulting the seller. If they rather not do business I understand. It helps, me and the broker.

IMO, they're like car salesman and deserved to be treated as such.

Because I told the one I wouldn't be using her anymore after seeing 1 house with her, she reported me to the real estate board as having flirted with her, and using a fake name, because I used the short version of my name, which I always do.
She is twice my age, and very unattractive, trust me nobody flirts with her.

Interesting, I always go with my wife, and we both might be black listed now that I think of it. Someone flirting with me twice my age would either be a fossil or in the Guinness Book as the oldest person in the world.

Why did you use a real name with a realtor?
 
During our house shopping spree in Florida I found brokers very sketchy when discussing HOA fees, very sketchy. Finding them online can be tough too. I also get a kick out of how they list property taxes which sound great, cheap, too good to be true! Many buyers find out the hard way when their taxes often take a major leap up shortly after moving in, and the Homestead discount doesn't help all that much once they qualify for it. Never trust the prices quoted for taxes or the HOA. Oh and buying into areas like OTOW in Florida they fail to tell you that sections still under development have their HOA subsidized by the builder. Then once the area is complete expect a big increase. Homework must be done.
 
My girlfriend is one of the nice realtors out there, maybe too nice as she sometimes gets taken advantage of. For instance people will contact her about selling or leasing their homes and she will spend hours doing research to come up with a good price that they can list the property for. And then after she gives them that information they ghost her and go with another realtor 😥 It’s a cutthroat business out there, but that’s just the way it goes sometimes.

People often say that realtors are overpaid because they can often make $20,000 just by selling one house. But they don’t realize that for every sale that a lot of them make, there can often be 3-4 months where they are working their butts off and not making a single dime. Or they invest their own money in paying for staging and marketing of a home for sale only to have the seller back out and take the house off the market. Sometimes my girlfriend is working with buyers who are very picky and will look at 50 properties over the course of an entire year before they finally buy something.

I could never be a real estate agent. Too frustrating.
 
I personally prefer male realtors.
I have found women are unwilling to deal and make statements like...
If you really want it just pay the market price and move on....

Years ago I heard the same.
She said she bought a new car and just paid sticker and has no regret...

I'm not interested in flirting or looking for a date.. all business only...and I don't throw out crazy lowball stupidity.
 
On Realtor.com they had a $349k house and they allowed 151 pictures for it.... Great 👍
The negative is it's rated moderate for floods.....
Not a bad house....new but I want a very low risk. I would never build on any property unless near perfect if I was the builder....it makes it hard to sell.

All sales jobs are tough, and there are good and bad salespeople. I've been around a long time and in sales 90%+ of my working life. It took me three months to become the #1 KIA and Suzuki salesman in the NE USA. I know sales and salespeople, I know when someone is trying to play me for a fool that doesn't play well for me. So I never tried to play someone as a fool. I know a good salesperson when I meet one, finding one is the hard part. We'd probably get along well if you were showing me houses. Just don't tell me your engineer can inspect a house for me and I don't even have to be there, or I should offer 10% over the ask not to insult the seller. LOL just having some fun with some of the bull I heard over the years.........

Agreed....not everyone is honorable.
Not everyone is a crook....
But it's all out there...
We both can spot the clowns right off the bat right after hello...

And before someone cries.....
Customers to a large degree "suck" too.... many looking for something for nothing... just read YT videos...
A bargain $350k house and all the 🤡 in the comment section will say it will be $100k in 6 months...

Why even watch the video..

My own father in the 70s made looking at houses a hobby... I weaned him off of that as he was just wasting people's time....
 
I have a guy in Ocala that I will buy from. In his comment section people see he is for real.. He often asks questions he shouldn't to his viewers. What do you think about the price? I'm not a fan of this area and does it bother you?

The sinks are top mount and I don’t care for them or too much carpet. What do you guys think?

I bought several properties in Palm Coast and I found realtors in that area to be lazy. Asking me the seller to take the sign to the property and worse...yes I'm serious.

I’ve heard lots of folks unhappy. They don’t work hard enough, take too much from a high-priced property for minimal work, lazy, don’t/can’t actually represent them, etc. I’ve seen firsthand when certain agents don’t get a renter for a long while, but then another agent gets one in days.

It’s not that anybody should be in any industry. Your question is moot. Some fields and some areas are not appealing. There is more to it than just chasing money, though the low bar for entry into the RE profession is part of the reason why some people get so dissatisfied. A bunch of below-average folks chasing money themselves doesn’t make for great outcomes. That’s why finding the right one is key. Obviously there are some very astute and driven people in the field. I’ve been happy with the folks I’ve used for the properties I’ve bought. But there are some bums too. And to give away a decent chunk of the value of your possession for them to poke around with photos and a database makes some folks understandably annoyed.

No different than any other protected field where there are certain barriers to entry or requirements to use certain tools. No different than medicine, or PEs, or law. Except that the barriers to entry in those fields are a bit higher and thus draw some more qualified folks. So when you ask about how everyone uses them - that’s part of the racket. You don’t have much of a choice. Some places the fsbo may work favorably. Plenty of places the barriers to successful outcomes keeps you using the monopoly.

Your point about folks falling flat on their face if it was so easy… that could be most anything and everything in reality. Pull out realtor and put any other trade or activity and you’ll find it’s hard for most. Doesn’t mean it’s worth the money to use the monopoly. It’s healthy for people to question the value add for the cost.

Well, we all hate certain industries, most of it baseless. Social Media Extravaganza. There would be no industry if the majority didn't like them. Let's just say they maybe as popular as attorneys in some circles. Love them of hate them, they are here, so who is the fool?

I only say this is because the people commenting most times have no idea what they are talking about because they buy or sell a few houses in their life time all of a sudden they think they are an expert. Same goes for big bad attorneys, doctors, any profession or any service if you think about it. Just do a search for complaints in the respective categories.

Anyway, you're in the minority.

Realtors, attorneys, and medicine all have controlled trade groups that create barrier to entry. Whether it is the schools, number of graduates allowed, the limitations on representation, or the need to use a specific service, it affects some part of the cost/vakue/supply/demand dynamic.

Point about realtors is as I said, there are some very astute real estate people, that do great. But because the barrier is pretty low a lot of folks can get the license and mls access and pretend to know something. That doesn’t make them experts, or provide a quality service. That’s why there’s a bigger distribution of satisfaction, and folks have issues with realtors in some cases.

I’ve seen both sides, so I don’t know what you’re talking about a minority. Much of it isn’t hard, but it isn’t my preferred activity. Just like blood and bodies.
