How much is the land ?

Refinance into home mortgage once you have a house on it. Interest rates drop , my 3 homes were all purchase with 6.5% -8%. I did refinance to 2.5% on current home.
Not sure how we'll do the house yet. We both kinda like idea of tiny house, don't like big houses. When we do move down there it would just be us. Planning on doing alot of work myself.

That is troubling to hear about problem neighbors in a house that you have worked hard for and I feel for your plight. My wife and I retired 5 years ago at 58 & 52 to Vermont from Florida.

Yes we did the opposite of most people and we love it. We downsized from the 2800sf Florida home where we raised our kids to a 1500sf 2/2 log cabin in the woods on 15 acres without a neighbor in sight. My Kubota tractor handles most of the snow and we had a 4 bay garage built for cars and toys so now the small original garage is my shop.

Oh yeah already happy and not even down there yet. Might have to jump up the timeline. Guess I was raised different, even was I younger tried to be considerate of others. Don’t ever remember being taught so no idea where it came from. Tried to go out and rinse the car and was bombarded with the neighbors music.

Signed the contract and paid the ernest this weekend. If everything goes as it should close on Feb 21st.
 
Looks pretty flat so you have a lot of options on driveway, house, and garage, barn? arrangements, for drainage and orientation. But if you've got some longer views, get tall step ladder or orchard ladder and climb up to your 1st floor views, see what you can see. Get some stakes to show where the buildings and driveway will be and figure out how lay things out. Keep in mind you won't see through a fence row in full leaf. Anyways, play around, you can do anything you want, both good and bad.
It sounds like you have some limit to your budget too, so be careful which house plans or architect you pick, and your builder too. You also will only likely do this once, so build what you want, but a good builder will also guide you to get the features you want in a cost effective and maintainable way.
We had an architect friend, do our house but he was usually designing someone's $1M+ cottage in 2002, so when our builder got the plans and our budget, we made some changes to save a bit.
 
I'm fortunate too. Found the perfect place in a private wooded community where I only see my neighbors if we and they want to be seen. In an odd way we are all kinda like like this creature.

Find suitable shelter and back into it.

The RV will be down there for a couple years and won't be building for 4 years, so lots of time to figure it out. We're kinda fortunate have family and alot friends in different trades. But I'll try to handle alot myself.

Yes.. that's why I liked this one. More enclosed and not a wide open field. I've been in security for over 20 years and a cancer. They say cancers are attracted to water.

That's great to have lots of time and advice. We built our place when we were in a bit of a hurry, young, and thought we knew it all! :LOL: Somethings we were just lucky in doing right and other things we would change, but I can't complain, its been pretty good.
Anyways, I do know why people say that your get your 3rd house right!

Don't tell me the 3rd :ROFLMAO: Granted this is my 3rd and her 2nd. She's already planning out the kitchen and what we did wrong on this one.
 
Update and conclusion to this thread. We are indeed starting over and here's to the next 20 years, but we should pay it off sooner. Not sure on house yet, 3-5 years for that. Signed all the paperwork today on the 22 acres. It was 4 months of everything you can think. Property had to be rezoned and took forever. Boys got there first day of work and they weren't a fan towards the end so I didn't push them. 4 bags of trash (next to a cemetery) and starting cleaning up the tires and other stuff that was dumped. Alot of cleanup needs to be done (trash and trees) which is why I think most passed on it.
