House Plan- Your Thoughts?

I see lots of open garage doors on the weekends and the 2 car garage is filled with junk.
Inside a garage near my house, I saw a Porsche cayenne on a lift. Wish I coulda snapped a pic but the wife closed it once she backed out. Was a newer (2015) home.

Not sure if all new homes can have one or specialized concrete is needed
 
This is a Flagler county builder.
Very detail oriented and I toured a few homes. This is 2300 sq. ft. Runs around $200 a sq. ft.

I also intend to go to Palm Coast and see if we can use the lot that the GF has. I don't know that I like anything that the builders offer, since we hate open concept and hate how new houses have too many windows, and I really hate sliding glass doors and skylights.

Later today I can hook you up with a custom builder that I think is the best and the prices are very reasonable and you can get whatever you want. I will PM You. Also 7 months right now and many are 1 to 2 years.
 
I'm retiring soon. A single story house, absolutely no stairs, with larger exterior and interior doors is a must, for wheelchair/powered chair access. AND washer/dryer on the same level. My dad purchased a FL ranch style house in 2005 and lived out his remaining years there. The tub/shower was impossible for him, as was the front door. His wheelchair went over backwards and he smashed his head on the concrete. Tough old dude, that did not do him in, but it was pretty ugly.

My FL ranch style house is 2500 sq ft and has most of the features I like. But I don't want to retire in this location. Too hot for my autoimmune issues.

I know most able bodied people don't think about such things, but it can make the difference between a nursing home for one or both of a couple, or being able to live at home with some assistance.

Put another way, with a couple, there is about a 35% chance of one of them being in a nursing home by age 74. Higher than most people realize. Plan your house accordingly to avoid that.


So, OP, I like that house, a lot, for the reasons mentioned above.

That garage setup sucks (door 90 degrees to the driveway) unless you ride a motorcycle or don't park your car in the garage.

I could just see someone trying to park a 2nd car in a 2-car garage when one car is already parked in it, lol. Better have a car with a super short wheel base or plan on making about a 5-point turn to get lined up for a straight shot into the garage slot.

It's really not that bad. Looks worse than it is. Other houses have a bit more distance off the house than this making it easier.
 
I was thinking that with this setup if the garage was big enough for 3 or 4 cars, then it would be a lot better. Less front yard and more garage.
You can do that easily.
I just talked to a builder today and they are at 15 months backlog. I guess Florida is still in demand.

Only problem with hip roofs is that you really want to use raised-heel trusses in order to allow for sufficient depth for insulation at the outer perimeter. They can sometimes throw off the design.

Here's an edit using exterior rigid foam (Removes thermal bridging caused by the framing). As you can see the foam extends into the soffits so that section of the ceiling is insulated on all exterior facing size (Vented attics are "outside").

I don't do the price match in life. Once I did. I figured why bother matching a price when you can buy from a vendor that all ready has it....
Exceptions of course. Like out of stock etc.

That said. I found a builder in Florida that builds a homely house but the design is brilliant and I will take those plans to another builder in the same town. Sort of a switcheroo but not matching prices.

Why? The original designer and builder had a great idea but is a horrible low quality builder in the 1 star arena.

The other builder would be close in pricing but excels in everything. Top flight five star builder.

If the first builder was top notch I wouldn't even waste time taking it elsewhere.

Sometimes you got to shop around eh?
