House Plan- Your Thoughts?

This is a single story plan
On the east coast it has a 10 ft. Basement.
This example is just over 2300 sq. ft which does not count the basement or garage of course.

Do this house appeal to you?

Lose the window lattices- we've come a long way in window tech. They are constantly in the way when looking or trying to get a pict out a window and almost always fake.

Main floor ceiling have to be at least 10Ft.

Im spoiled by productive solar, and natural gas connection.

City sewer? Well septic?

If well and septic Id need a robust system because Id likely be forced to irrigate with it.

That looks like 10 people went together to house themselves on the cheap.
Nothing other. I don't think I ever seen a house as bad as this.
I love the group of windows up top to the right

It reminds me of a house made out of Legos where someone decided to keep building and building until all the blocks are gone. That would explain the three bay windows and all the countless normal windows.

Is it my imagination, or does the roof keep stepping up from left to right to accomodate the wider (deeper) parts of the house?

3 car garage, sweet. Local builder? Remember the name? Been tossing around the idea of building a garage on to the house.

My ideal house would be designed from the ground up to be efficient and use space wisely. But it would be a single story home as I hate stairs with a passion.

One of the things I would want is a flat roof. I understand they have pros and cons but honestly I’ve always loved how they looked.

I have worked on many dormers in my time and I'm not a fan. I don't know but I suspect just for looks. I could do without them but I see no harm as they do bring in attic light... I think they are a bit narrow though.
I suspect they are an optional expense too..

You could just have lights in the attic. Lol

Yes and grew up in one.
My bedroom had one and we used that area to put in a built in desk..

Im in my first house with them and struggling to understand the value beyond the look and maybe the light they let in. I suppose I could use the area below the window as storage or maybe line the walls with storage racks of some sort.

I have two indentations I cant really use, but that said Im new to them in general.

I suppose if I were a kid the nook might be kinda cool, but as an adult offering the upstairs to a guest they add little to the floorpan thats usable, and I have to buy two windows soon.

I thought the house was single story?

BTW congrats on the awesomeness of a new crib you make yourself.

Thanks... Here they are used on single stories for the looks..
I find them to be drafty on the old houses and not much positive and a potential roof problem like skylights.

On this house you could make it a bonus room as a second story etc. As shown it was a single story.

Do the roof windows have a purpose? If they were in the attic, they’d just collect bugs and such over the years. Good looking house, but I could do without those.

East roof access for roof repairs and gutter cleaning in some cases.

The ideal house would be 50x72, a single story house sitting atop the garage. There would be 6 garage doors along the 72 front with 3 in back. The remainder of the back area would be shop/work area plus a climate controlled vault/hobby room roughly 16x24. So it would be space for 9 cars. There would be an elevator in addition to stairs. The 3600' house would have 4 bedrooms, 3.5 bathrooms, large kitchen with 2 each of stoves, sinks, double ovens. Plus family/theater room and whatever else the boss might want. It could go 84 or 96 if need be to make the 'house' we want.

I like my tri level. Bedrooms and a master bath up stairs, living room/kitchen/dining room on the main level, utility/laundry room, 3/4 bath, and another living/bed room downstairs, with an attached “2.5 car” garage. It’s a tight fit with the van and truck in there but it’s doable.

If I could change 1 thing about it…. Just a bit bigger, like 2500sq ft. Currently it’s a hair under 1800sq ft, 1600 if exclude the unfinished utility/laundry room. But we went from a family of 4 to a family of 6 in this house.

I prefer a houses with first floor bedrooms. I have a house in the offer thread and it is very large but it has two MBs on the second floor. None on the first..

Not cool if you get hurt or old.
I have always had a fascination with large houses but now I'm going to go mid sized with structure and amenities and location.

Being happy where you are is the main thing... good for you

Lot of shingles--how long will they last, and at what cost to replace?

I don’t hate stairs but I’m not getting younger—and with a disabled son a ranch was our “dream” home. We still have a basement, which works great for us, my office and our “gym” is down there.

I like simple, it seems the price for nicer stuff follows an exponential curve when you factor long term expenses.

I’m sure in 30 years when I’m almost 60 I’ll be kicking myself for buying a house with stairs (at least there is only like… 6 going up or down), but having wild life come nearly to my back door all the time is nice!
