This is a MICRO home sales report, but regardless interesting.

A friend of my Wife in her 70's put her house on the market yesterday in the suburbs of Cincinnati, OH. The home had an open house the day the listing went live.

The home had two competing offers the first day on the market. The home sold substantially over listing price. The Seller owned the home about three years, moved to Cincinnati to be by her son who had twins. The seller reportedly made a very substantial profit with just three years of ownership. The Seller didn't improve the property during her ownership.

This isn't a California property, or a unique location. This is a suburban Cincinnati home.

All I can say is the single-family home market is currently very unique.

Agree. A small, lovely home near us had 15 showings and 6 offers yesterday. It’s first day on the market.

Parents of my friend had 6 competing offers immediately as soon as the house hit the market. Located in the outer suburbs of Baltimore.

Homes don’t stay on the market here either. Find decent small towns that don’t have big issues and people want to live there. Cincinnati is a decent place based upon all my visits there.

And I love skyline…
 
My sister listed her house (northeast Cincinnati suburbs) Saturday morning. By Saturday mid-afternoon, she had three offers, one for $25k over asking price which she accepted. As we sat around the table yesterday afternoon sipping Easter beers, she had one more offer come through.

Which ‘burb?

I can see that happening in the suburbs of Wyoming, Terrace Park, Madeira, Mariemont, and Indian Hill.

Not so much in Elmwood Place or Forest Park.
