Mixed Use zoning. Renovated with an extra large the garage and a bunch of solar panels.. This property caters to a very unique buyer. Not my cup of tea.

ADU's out back help defray the mtg payment I presume.
 
The house (2,550 square feet) I sold 13 years ago in Southern California in an average suburb on a 6,600 square foot lot sold in November 2024 for 1.3 million.

I sold it no where close to that amount.

The home was updated, but more of a surface update than a holistic update. Lots of signs of a surface update.

Something not updated were the ceiling fans.

Finally, I suspect an appraiser might be challenged getting comps that allow this home to get a mortgage approved at a value of 1.3 million

Not sure of the meaning of the OP.
I thought for Apple Valley this would be cheap and taxes only $6,000?

How about this on Long Island, my old neck of the woods. Same sq ft homes and these are actual SOLD prices.
Taxes $20,000 and property size is 60 feet x 120 feet.

I call these Home Depot updates. Get stuff on clearance at HD, slap a few things together, a little paint, some cheap flooring and it looks decent.
That sure is the theme... all pastel paints, junky pergo floor. No basement, no second story, little insulation.

Sometimes you get mansions in the middle of nowhere. (This is NOT a mansion!) Writers' retreats, etc. Mike Tyson had one in Bum-F Ohio with tiger cages.
 
This screams: I don't need to sell it so I'm waiting for the right price. There are no comps so I am going to wait for an all-cash buyer who falls in love with my property.
