$5k is sweet! You can (probably) park a mobile home there while you fix the place up. Or raze it and start over. Think of all the permits and stuff for new construction, if you fix up something that already got a certificate of occupancy you can start at step 2.

Lots of katrina houses got the mold, they had to rip all the sheetrock and carpet out and bleach the studs and underfloor.

Hopefully your dad put a contigency in the contract you can back out of, like finding financing etc. But even if you didn't, an address and plot of land for the price of a used car is full of win.

Not to hijack here... but look at some of the online real estate listings for Detroit.

Some are as low a $100. Yes, one hundred dollars. These are MLS listings with licensed realtors.

There are many houses in Jackson, MS that are less than $15k. You can get a real nice 4/2 there for $30k or so, but I wouldn't want to live there. (My guns ain't enough) I would want a bulletproof vest and burglar bars, car alarm, a pack of pit bulls, etc etc .

This neighborhood was very quiet and next to my old jobsite, but they say a train comes through sometimes. A 80 year old lady was walking her dog there at 9pm and my neighbor would be a guy who just back surgery and lives in a 1/2 vacant duplex.


I got up early Saturday morning and me and my grandparents went to check it out. We got on the roof, which is over 10ft tall and steep, with a ladder just tall enough. It was scary, but the roof looked new with several missing shingles. The attic seemed ok, but you had to go in through a small closet, very contortionist like.

I'm really impressed by the neighborhood. It is more or less just a block off the side of a 4 lane road. The block is part of old City Hall and doesn't lead anywhere, so no real traffic.

I was so sleepy when we went there I just wanted to lay back down and had very little patience and said 'I wouldn't want this house if it were given to me' It just didn't seem worth it. But now that a bid is in, I dunno, I guess. I just don't want to blow my money that I'm saving for a house. But a good dirty house,3/1, that needs minor work is about $40k around here. We just looked at a very nice 3/2 that basically just needed carpet throughout, was $75k.

I'm ready to live somewhere and "IF" I could fix this house to being sturdy and not keep having problems down the line it would be ok, because I could still save money and have my 3/2 in a few years if I could sell this house for what I would have in it.

Sorry to ramble, so its worth a shot for $5k??? Lady said closing costs would be $450 and suggested I purchase so kind of title insurance, but I dont know about that.

There is no single family detached house in Orange County for less than $200-250k.
 
I still can't comprehend prices like that!

Not suggesting anything here, but I would be interested to know what insurance would pay if the place burnt down?

Title insurance is for the bank. If you're financing it yourself I wouldn't bother.

The only issue is old liens and stuff that can crop up, especially after you fix the place up.

Those $100 detroit houses have no pipes or wiring, scrappers break in and pull the metal out.

If you live in your new house, first thing, rip that moldy stuff out for your health.

I grew up in Irvine, left to San Diego, then back to Irvine for school (Concordia University). Nothing older than 1972 in the entire city, and most of it was orange groves or strawberry fields. VERY nice place to grow up! Too bad my folks sold their house(s) years ago

That neighborhood for that listing doesn't even look that bad? Relatively nice cars parked on the street. Its a cute little house too, I'd be happy with that beside a lake up here for a cottage.
Is a neighborhood like that really that bad? That a house like that isn't worth the paying the $10k in back taxes?
 
FYI, we offered $8k and they wouldn't budge on their $12.5k. It was kind of a [censored] shot, which isn't what I'd want for my first one. I wanted to save up and pay cash for a house, but now I want to build up my credit since they're coming out with so many first time homebuyer programs that will either give you money on your tax return and most recently was one that gave you $15 towards a home and up to $25k more if you had good enough credit.

I've checked in Cali and if you're anywhere along the coastline, price is high. I've seen Mobile homes for over $70k plus having to pay HOA of $500 a month. Just as bad in Vancouver. But I did check HUD for Cali and saw alot under $75k in less desirable areas.

Looks like nice places, but hard to tell from just a pic. All HUD homes come with a property condition report and at the bottom of the page suggest what needs fixing under something called Escrow. Cali is a great place to be and I'd love to be there but I'm not a professional so finding work could be risky. But something that might be nice, after buying a home, is drive a semi for a year then take a year off to do small local jobs and enjoy. I know your gas prices are off the wall so I can't imagine what property taxes and other miscellaneous stuff is!
