You have the weight and additional stress when the arms are pulled out. If there are sheet metal studs behind the wall, they won't hold with a loaded mount like that and some reinforcement is needed.That is the million dollar question. And also an additional requirement for new construction- build TV mount location to support additional weight. The contractors are putting conduit for power and data and sound, but what about weight?
I just saw your post. I have the mantle mount. 85 inch TV above a self standing fire place. The TV must be up when the gas logs are on. Now my fireplace is not flush with the wall, it stands away.Wife is not happy with the height of the TV. The TV is mounted above the fireplace (see picture) and yes the TV is high up, with not many options.
Came across a company called Mantel Mount, which makes above mantel drop down mounts. Don't know anything about their mounts, but they range from about $500 USD to $800 USD
Two items that are of concern (1) the ability of the mount to seamlessly line up will wall studs, (2) cables, cords, and a router are hidden behind the TV, not sure how a moving TV will impact the hiding of the cords, and not promote the cords coming loose.

There are likely other rooms for a TV... but I am not the king of my castle. My Wife calls the shots on the interior and functioning of the home, I don't get input... and I am very fine with that.Is this your only space where a TV can go? Do you have a second living space that can be the "TV room" without the fireplace? Maybe removal altogether and relocation to a different space better suited for comfortable watching is the best solution. Replace it with some art.
FWIW - I agree with your wife that reclining furniture in a living room is tacky but I'm all for it in a "family" space for comfortable TV lounging!
