Above fireplace pull-down TV mounts

That is the million dollar question. And also an additional requirement for new construction- build TV mount location to support additional weight. The contractors are putting conduit for power and data and sound, but what about weight?
You have the weight and additional stress when the arms are pulled out. If there are sheet metal studs behind the wall, they won't hold with a loaded mount like that and some reinforcement is needed.
 
Is this your only space where a TV can go? Do you have a second living space that can be the "TV room" without the fireplace? Maybe removal altogether and relocation to a different space better suited for comfortable watching is the best solution. Replace it with some art.

FWIW - I agree with your wife that reclining furniture in a living room is tacky but I'm all for it in a "family" space for comfortable TV lounging!
 
Wife is not happy with the height of the TV. The TV is mounted above the fireplace (see picture) and yes the TV is high up, with not many options.

Came across a company called Mantel Mount, which makes above mantel drop down mounts. Don't know anything about their mounts, but they range from about $500 USD to $800 USD

Two items that are of concern (1) the ability of the mount to seamlessly line up will wall studs, (2) cables, cords, and a router are hidden behind the TV, not sure how a moving TV will impact the hiding of the cords, and not promote the cords coming loose.

I just saw your post. I have the mantle mount. 85 inch TV above a self standing fire place. The TV must be up when the gas logs are on. Now my fireplace is not flush with the wall, it stands away.

I also built a cabinet ( lot of careful measuring to build it to work with the mount) to hold DVD player, Direct TV HDD system.

I am very pleased with it.

There are likely other rooms for a TV... but I am not the king of my castle. My Wife calls the shots on the interior and functioning of the home, I don't get input... and I am very fine with that.

Update, I did end up buying the pull-down mount, very pricey at $630 USD delivered, I think we paid about $250 for the TV on clearance at Wal-Mart.
 
Installed the pull down mount this evening. High quality product, yet a few misses. One miss is some hardware is wrong, I will be at Home Depot in the morning. Another small miss is they have different hardware in same labeled bag, at $600 USD no reason to share different hardware in same bag.

What I liked best was a well made mounting template, made drill the holes into the studs with increased confidence.

The unit itself is extremely heavy, not thrilled with the weight to stud ratio.

I can't get the unit t to return the TV to its top home position, I will call their customer service on Monday. Matt be I will figure it out this weekend.

Overall a good buy, but still not thrilled with the weight to stud ratio.

Was able to get TV to return to home position. Will have to take a look as why the issue in the morning. Also need to buy a different sound bar.

I have installed a lot of wall mounted panels using Chief, Progressive and Peerless mounts and that is one cool mount.
